So far about 20 people have emailed me requesting info on the above mentioned types of sales within the Malibu Real Estate market. If you are searching for one in Malibu or Topanga, just send an email requesting the list and give me a price range so I can put you on a watch list. There aren’t a ton but I am seeing some good deals pop up. Keep in mind that there are plenty of others out there that have the same idea of jumping on something when it comes up. The last condo closed up almost 10% above asking! So be ready when opportunity knocks!
There are currently 16 properties for sale in this category. There is one beach house at $5.9m and a large, 7200 sq ft home for $3.9m in a gated community with expansive ocean views. There are also a few condos, and some “challenging to build on” pieces of land for sale.

Thursday Update. The home is in escrow! Price reductions like that don’t last long. Call me from other deals on Point Dume and be ready to strike when you see big price reductions!
I’ve personally been to this house several times and love the open floor plan and high ceilings. The beach is a short, 3 minute drive on a golf cart, there’s a good sized back yard, and near Point Dume Marine Science elementary school. The price has been reduced and someone is likely to secure a great Point Dume property at a fair price.

As I type this, an early season fire storm is ripping through the mountains of Santa Barbara and is threatening thousands of homes.
When you live in the foot hills of California you need to be diligent about brush clearance, fire resistant landscaping, and having a good insurance policy that you completely understand.

Fire Insurance: Knowing what it covers can make all the difference
A lot of emphasis is placed on having auto insurance, but people tend to forget about insuring their biggest investment. Fire insurance on your home can make a huge difference if something drastic happens. This is an area where it certainly pays to be safe, rather than sorry.
Who Needs Fire Insurance?
California insurance became topic of discussion during 2008 when wildfires tore through thousands of acres, burning homes all along its path. People in the Malibu area, including Corral Canyon, Latigo Canyon and the Malibu Bowl area, were hit especially hard. Hundreds of people lost their homes in the devastation. Many of those homes had high values attached to them.

On the flip side, a cash value policy only pays for the property’s fair market value at the time of the incident.
