Here’s what you need to know about beach real estate in Malibu. There are numerous factors that affect the prices of homes on the beach in Malibu. Size is a major factor but here are a few more. There are wet sand beaches and dry sand beaches. Wet beaches are just that……wet most of the time and maybe dry for a few hours at low tide. Wet beaches usually have a lot of rocks on them and at high tide the waves will often push water up the beach and under the beach house. Dry beaches almost always have dry sand on them, enough that you can almost always lay out on a nice warm patch. The later is more valuable. There is one more factor in regards to the dry beach properties. The dry beaches become even more valuable if they have depth to them. Carbon Beach is dry and has some depth to it, maybe 20-30 feet at most. Broad Beach homes may 125 feet or more of depth. Beach frontage is another major factor. Lots in some areas might only be 35-40 feet wide while other beach homes can have lots of 60 feet or more. Some homes even have double or triple lots with upwards of 180 feet of frontage. This type of home on a dry beach, such as Broad Beach, can be in the $20m to $30m price range. So the more frontage the more valuable the property. The last type of homes are the ones on the bluffs. These usually have several acres to build on and a trail or stairs that lead down to a dry beach. These too are in the most valuable category. Here is a list of the different beaches in Malibu.
