It’s on my real estate radar as a best buy, and if you area looking for Malibu West homes for sale under $1.3m , it should be on yours too. I spoke with another agent this morning who lives in this neighborhood. I asked him what he thought the best buys were and he also pegged this one.

Note….if you are unfamiliar with the area, this is hands down the best neighborhood in Malibu to live in under $1.5m. The beach club and Halloween party are two really good reasons to live here. Schools are right around the corner too.

Just ran a quick check and there are 30 properties on the short sale bank owned real estate list. The properties range from a $89,000 piece of land described here “REO. Watch the ships! The hottest deals right now are the condos. Prices are low enough that quickly converting the unit in to a Pepperdine rental should makes sense.
Brand New to the MLS this morning is a mobile home in Paradise Cove with an asking price of $2,550,000! Sound outrageous? Just a few years ago, someone paid $2,450,000 for a spot down the street with views not quite as good as this new listing. What is unique about this particular offering is that thismobile home sits on what many would argue is the best lot Paradise Cove. The home is situated on a section of bluff that overlooks the Pacific Ocean with viewstowards Santa Monica Bay which takes in an amazing view of a beautiful, long stretch of sandy beach withwaves crashing on the shore. A few hundred yards down the beach are a few more listings for sale with the same views…..but those will cost a little bit more….one at $45m and one at $55 million!!!!!!
Here’s my take: Let’s say you have $2.5m to spend in Malibu. For that price, you can get a pretty nice place in Malibu Park, but chances are that won’t even include an ocean view. More likely, it would buy you a small 4-bedroom ranch house that has been remodeled with about 3500 sq.ft. But if you want the ”Malibu Beach lifestyle”, and can’t afford the going rate of $6m for a place on Malibu Road, then this is probably your best bet. You’ll be enjoying the sight of morning sunrises over the Palos Verdes Peninsula and walking on the same private beach that many of the world’s most privileged people enjoy.
The home has 2 bedrooms and 2 baths with about 2300 sq.ft. of space. On top of the purchase price, you’ll need to pony up over $2000 per month for space rent. I guess that’s the going rate for the view and the security of never having to worry about a tornado flattening your home!

Only in Malibu….Yep…….. $390,000 for the right to park a mobile home at Paradise Cove. A new listing hit the MLS this morning stating that for $390k you can buy the rights to park a 1385 sq.ft mobile home in what may be the worlds most expensive trailer park. Once you pull your D-Lux “double or triple wide” home on wheels you’ll still have to pay space rent which can run $1500-$2500 per month. Good news is that the listing states that the owner may carry paper until you buy your manufactured home on wheels. Just to put things in perspective, there have been several sales in the $1.5m t0 $2m price range in the cove over the last several years. I think I need to pitch an MTV show called “Cribs on Wheels” or “Mobile Cribs”.
From the MLS “Vacant space in the upper section of Paradise Cove w/ Park approved plans for a manufactured 3BDR 2BA 1385 SQ. FT. home. Owner will carry a first until the new home is brought in and occupied. Located on a quiet street near the park and beach trail. Great opportunity to get into the Cove at a great price!”
My take? A pretty fair price considering that most of the time you need to buy someone else’s junky old mobile home, have it torn down or dismantled, then pull in your new place. At least with this deal, a lot of the headache factor has been already taken care of. Just pick out a home online, click “buy it now”, have it delivered, then buy a golf cart with surf racks and call it a day.
There’s a lot going on out here in the Malibu so here’s a quick run down on the real estate scene.
- It seems as though a bunch of mobile homes hit the market in the last 2 weeks. Prices are dropping too with the added inventory and competition. I think there will be a downward trend in prices on the less desirable units (one without ocean view or close to the highway)
-The condo market has seen a lot of demand with short sales and foreclosures. Numerous condos are selling at HALF of their high’s from three years ago. When one comes up at a great price 4-5 offers will come in.
- The most difficult segment to sell is homes from about $3.6m to $5.6m. Homes in this price range are just sitting. If it’s on Point Dume with a beach key it has a chance.
-The upper end is active. I closed an $11m deal in Dec. and high end agents are busy with showings in the $6m and up range.
-Anything that looks like a McMansion is going to be tough to sell. There are several spec homes out here that will sit until the price makes the sq.ft attractive to someone who likes this style.
- Summer rental market seems slow. If you have a beach home for lease, be grateful if you get a one or two month tenant. The phone just isnt ringing like it used to for 3 month rentals.
-There are several high end homes in the $40m plus range that have had large price cuts….like, $10m price reductions in the first round. See below for two that recently got the price chop.

I see this all the time….A major Malibu estate goes on the market at a high price and the neighbor a few doors down says “Hey! If he can get that, I should get this!” and will list their home for sale. It’s not a bad idea either if one house looks like a great deal and the other is priced a lot higher.
That’s my guess with what happened with the two major bluff estates above Paradise Cove competing for buyers right now. The first property at 28060 PCH came on the Malibu real estate market a few month ago at $55m then took a $10m price chop (just imagine that conversation between the listing agent and owner). Just a few days ago the property at 27740 PCH, just a few lots down, came on the market at $42.5m. Both are on similar lots and have homes between 11,000 and 12,000 sq.ft. They are both trophy properties by Malibu standards and sit on some of the most expensive real estate on the planet.
You can bet buyers in that price range are going to be looking at both properties for sale. Both homes are distinctively different in styles so it will be interesting to see which one sells first. Just got back from caravan with a very full stomach and a bunch of blog ideas about great deals and over priced homes! I’m going to keep it positive today and tell you what I think is the best deal out there within the Malibu real estate market.
The home for sale over at 6323 Via Escondido really caught my eye this morning. It has to be the best value for a home over 5000 sq. ft. in Malibu. The home is listed at $2,595,000 with 6 bedrooms, a large grassy area with room for a pool, has numerous outdoor decks,……and is actually a nice, well done, newer home. Other homes in the price range are fixers! With 5800 sq. ft., located within walking distance of a private beach and private tennis court, you can see why I think this place is going to sell. The home is multi-level with 3 stories and would work great for someone with a bunch of kids, a maid, and parents who need a few room to escape too for peace and quite. Nothing under $500 a sq.ft. can come even close to what this home offers. Check out the slide show below and call to make an appt now because I’m betting this one sells quick. 310 699 8428.
Side note…..The agent throwing the caravan today did it right. He hired The Farm from Beverly Hills to layout a great spread. The food was the best I’ve seen in months and is the only way to make sure a lot of agents show up. By 11am he had over 40 agents signed in to the caravan. Next time you interview an agent for a listing, ask him what his plans are for caravan and see if they even mention putting out a nice spread. This agent had lox and bagels with all the proper toppings. A real cheese plate with imported bries, moldy cheese, and cured olives,….. not those crappy costco ones with three colors of cheddar I see at some open houses. There was a dessert bar with scones, croissants, and danishes…again not from Entimens, but home made. Here’s a pic of the spread.
My wife called me today from Whole Foods in Santa Monica sounding like she had died and gone to food heaven. “They’ve got this dessert bar where you can even get the smallest slice of apple tart you want – they’ll weigh any portion, even tiny ones, and the girl told me that they are going to be opening up a store in Malibu!” I’ve heard this flying around now for about 12 months so I put a call in to corporate to see if I could get some intel and the low down. My guess is that this is going to happen and they’ll lead the pack compared to the other stores in Malibu selling organic, virgin, glacial ice water, blessed by the Dali Lama himself tofu for $25 a pound. If that La Paz shopping center ever gets built, that’s my guess as to where it will end up being located.
Next on the rumor mill is Chipotle. Several people around town are saying that they are taking over the Mail Boxes Etc. spot next door to Ralphs market in the Civic Center. This would be a good spot for it seeing that the Subway and Malibu Yogurt store a few doors down are swamped with Pepperdine Students at all hours of the day. I think the manager at Subway once said they do 500-800 subs a day there. I bet they do around $200k a month so I can see why Chipotle wants a piece of the action. Fast, tasty, affordable Mexican food may prove to be some real competition like La Salsa down the road.

I just got back from showing what I believe to be one of the best ocean view condo deals I’ve seen in the last 5 years! A third row, 2 bedroom end unit (only one shared wall) came on the bank owned/REO market yesterday for $378,000. Here’s the low down on this Malibu condo for sale…Two other units are listed on the third row and both are listed over $570,000. Those units don’t even have close to the ocean view that this bank owned one has. Not only does the bottom floor have a good ocean view, but the master bedroom has an ocean view that goes from Palos Verdes to the Point Dume headlands and you can see most of Catalina. This unit is turn key ready too. The carpets were clean, the walls were white, there were no funky smells, and the kitchen was recently remodeled. I did a quick look in the garage and it appears that the garage door is new and so is the water heater. Even the washer and dryer is still there! The bank will be looking at offers in 3 more days so you still have time to look at it.
One last thing…the pictures do not do this place justice…..it’s much nicer than the pictures in the mls.

This business is changing so fast it’s hard to keep up….but we do and will if it benefits buyers and sellers! Here’s what I learned this week. Email is on it’s way out, at least for the younger generation. They are using Facebook instant messaging to talk, not slow email. The new Facebook Page, used for business, will be equally or more important than a traditional Website. For certain types of business it will be the only website they use. Deal alert! New to the market just a few hours ago…..4 bedroom condo for sale in Malibu for $370,000! Here’s the low down….Bank owned unit located in the Malibu Villas near Paradise Cove. Appliances were stripped out and it needs some fixin, BUT it’s a nice unit with ocean views and a short stroll to the beach. It’s on the first row which means you’ll get some PCH noise, but rent the place out to a bunch of Pepperdine kids who probably won’t even hear it, sit back and collect rent checks! This is the least expensive 4 bedroom condo for sale in all of Malibu.
8:38pm update. Offers are starting to come in but there is still time, this weekend to write. The kitchen has nice cabinets, a nice stainless sink, and really nice countertops. The master bath has a spa tub and radiant heat floors. There are two 80 gallon new water heaters in the garage.The bad…..all appliances gone, toilet is missing, faucets are gone, and even a few light fixtures are gone. There are some cracks and things in the walls too. Still, it would be a great rental for college kids. My guess is that it going to take 10k-30k to get the place livable again.

There was a time not so long ago that a $100,000 per month Malibu summer rental was the talk of the town. Now it’s like, “Whatever, pass the Splenda, I gotta run to Pilates”. The new OMG price range is above $200,000 per month or higher and it shouldn’t be long before someone makes a run at $300k.
Do they get rented? Yes. Just when you think there is no way anyones going to pay that amount, the listing quietly gets withdrawn from the MLS, and a fleet of black Chevy suburbans with funny little TCP letters on the back bumper appear in front of the address.
Who are these people? In the upper digits it’s likely sheiks, royalty, oil barons, and guys who like horses under the hood or in the stable. It’s not the A-list actors that have business managers with good sense; they tend to stay in the $100k and under club.
Call for a showing but to see any of these you’ll need to be seriously qualified. Swiss bank statements, a truck load of gold bullion, or showing up with Mark Zuckerberg should all be fine.

Sit down and get ready for this……$2,275,000 for a D-luxe mobile home in the Point Dume Club! No, I didn’t accidentally include an extra zero. That’s the going rate for the most expensive mobile home listing in Malibu and possibly the world. So what are you getting you ask? You get a huge ocean view and are seconds from the shores of Zuma beach. The place is more like a home than something with an axle but you still need to register it each year with the DMV. Can’t roll like that? There are some single wides for under $350,000 but they look more like sardine cans that homes. But still better to be a sardine in Malibu than a big fish in Elko, NV. Coming in at number one is a Malibu home that may be one of the most beautiful homes in the world for sale. The Wall Street Journal published an interesting article that everyone in Malibu needs to really understand. I’m not going to name anyone but there are numerous Malibu real estate agents who try to save a few bucks and shoot their own listings with low budget point and shoot cameras or even worse…. their cell phones… and I’m seeing this done on $10,000,000 beach homes! Here’s my advice. Before giving the listing to them ask them who is going to shoot the listing? If they say themselves, ask to see a sample of work for a home that’s the same price as yours. If it’s great stick with them! Let me take a second here to disclose something too…..I’m not only an agent but a professional photographer too and I find that it’s an indespensible skill with marketing homes. A favorite quote from the article, ” Let’s not mince words: If you are not using professional photography to market your home, you are not really marketing your home”.
When I started to get high-end listings I wanted to make sure I got the best shots, so I learned the trade and can now produce images like these below.
So yeah, I know a bit about this subject and on listing presentations I make it a point to talk about the role that great photography plays in getting Malibu home owners top dollar for their home.
Here are the facts about high end homes shot with DSLR’s vs. point and shoots. (likely Pro’s VS. Agents)
-Receive an avg. of 61% more views across all price tiers!
-Have a 47% higher asking price and an increased likelyhood of selling
-Homes above $1m sold on avg. for $116k or more!
Ok the Bad news!
- Redfin found that more than half of $1m-plus listings were shot with low-end cameras!
In Malibu a majority of the homes value can be in the ocean view. This isn’s such a hard thing to capture…..if you don’t mind it framed within a dark room. To have a well lit interior balanced with the blue ocean and blue sky in the windows..that takes skill and time! So take this advice…don’t let your million dollar view be shot with a $99 camera! You’ll be losing a ton of money!

One of the most active portions of the Malibu real estate market has been on Point Dume. More transactions have taken place on Point Dume in the last 6 months than any other area in Malibu and it looks like another home may be getting sold soon. 6930 Dume Drive now has an offer it and the MLS status has changed to “looking for back ups”. The Malibu real estate auction that took place in the Malibu Colony has finally closed and posted a sales number. The land side colony home came on the market at $3,750,000 and is now showing a sales price of $5,184,000. The original list price was the opening bid and obviously there was some demand to get it above $5m.
