Located past the Ventura County line sign on Pacific Coast Highway is the spot named appropriately – County Line Beach. Here, beyond the western edge of Malibu, is the sleepy and quiet area with just a small cluster of beach houses, condos, and the luxury development of Marisol. With a great surfing beach and the very popular Neptune’s Net restaurant, weekend crowds can swell, but come Monday, the place returns to a slower pace.
County Line Beach is mentioned in the Beach Boys song, “Surfing USA,” and this beach offers numerous water activities. Kite surfers, stand up paddlers, and short boarding surfers all use the beach on a regular basis.
Condos here are among some of the most affordable in Malibu, with great ocean view units, which are only steps to the sand, usually priced under $700k. County Line beach houses, too, can be much more affordable than those found on Malibu Road….sometimes by as much as half.
Ventura, Oxnard, and Camarillo are just up the road on PCH and provide residents an easy to access shopping alternative. The Trancas Country Mart is about a 10 minutes drive down the coast.
Vacation rentals are abundant in this area and the prices far more reasonable than the rest of Malibu. A home that could fetch $60k per month on Broad Beach would be under $25k at County Line beach in the summer months. With an aggressive online marketing campaign, one could expect a fairly steady stream of short term rental income. A smart move that many residents take advantage of when not using their properties.
