Adjacent to Pepperdine University, right off John Tyler Drive, is the close-knit community of Malibu Country Estates with a little over 100 lots. Developed in the 1970’s by Alcoa, Malibu Country Estates is a bit of an enigma with its own private sewer system, a rarity here in Malibu, sidewalks, paved streets, and street lights….a list of features not ordinarily found all together in any one Malibu neighborhood. It’s the type of place where kids ride their bikes in the street and people stop and chat while taking evening walks. It is the closest thing Malibu has that could be considered a “suburbia” atmosphere. Malibu Country Estates also has access to soccer fields, Webster Elementary School and shopping, all within a few minutes drive.
Most of the homes have been remodeled since they were originally built and architectural styles vary between ranch homes and traditionals with a sprinkling of modern homes designed with glass walls designed to take in the expansive ocean views. Lot sizes are generally small with a ¼ to ½ acre lots being the norm. Pools are rarely found, but many residents purchase memberships to Pepperdine’s pool, tennis courts and gym, which are all located within walking distance from Malibu Country Estates.
Prices in this neighborhood are moderately priced, for Malibu, with most homes being between $1.9m and $3m. In recent months, homes that have come on the market have received multiple offers signaling a strong real estate recovery.
