Malibu West is located up Trancas Canyon Road right behind the new Trancas Country Shopping Mart. It is a subdivison tract built in the early 60’s with 177 homes and 60 condominiums. Among a town filled with über-expensive beach homes and custom estates, tract housing on small 10,000 sq ft lots seems a bit odd when one thinks of Malibu. However, these are no ordinary tract homes, these are fine examples of well- designed traditionals with a mix of amazing modern post-and-beams.
Most homes in Malibu West range from approximately 1600 sq.ft. to 2600 sq.ft. with one and two story designs. The original developers offered several floor plans for the four- and five-bedroom homes. The modern homes were all designed to idealize indoor-outdoor living with double-entry doors leading to an inner atrium before reaching the house. Glass walls open to gardens creating an uninterupted flow between the home and yard.
Malibu West residents also enjoy numerous recreational opportunities with a private beach club located at the south end of Broad Beach. Here, residents have access to a large beach complete with volleyball courts, playground, with showers located in the main building. The clubhouse, know as the Malibu West Swim Club, is also used by residents for parties and weddings. There are two tennis courts within the development, as well as hiking and riding trails. The beach club and the nearby shopping is just a few minutes walk from the neighborhood.
Most homes in Malibu West still retain their original charm and buyers will often just give the home a light remodel, but keep the original layout. Homes, when they do come on the market, sell quickly, especially the post-and-beams. Unique to the neighborhood of Malibu West is its private sewer. Wastewater is treated at the Trancas Treatment Plant, which was built for the subdivision and is maintained by the County of Los Angeles. Buyers here will enjoy the peace of mind of not having to worry about a failed septic system which can easily run over $80k.
Condos tend to start in the $850k range and include memberships at the Malibu West Swim Club. Homes start at right around $1.7m and a nicely restored one can jump to $2.3m. HOA fees are small with the income from events held at the clubhouse offsetting higher costs.
