The rental season is upon us here in Malibu and it’s time for people to start reserving homes for the 2014 summer season. March is typically when my phone first starts to ring with people wanting to get a head start on securing Malibu beach rentals for June, July, and Aug. The most in demand spots are Carbon Beach, Malibu Road, Escondido Beach, and Point Dume. The best homes will be leased by April and by May the only places left are generally those with dated looks, funky smells, or crazy prices.

I just finished my first lease of the summer…a modest place a Latigo for $40k per month. This client started looking in back Feb. because she was afraid of not being able to find a good place for under $50k. For that price she secured a cute, but small, remodeled beach shack right above the water with a great surf break right in front.

Let’s take a look at the top 5 most expensive Malibu rentals just now hitting the market.

Just got word from a reliable source that May’s Landing sold for approx. $13.3m!

On Tuesday April 22 the UCLA Board of Reagents open the sealed envelope bids for May’s Landing in San Francisco. The opening bid amount was $9,550,000. Based on my personal showing activity and the number of showings other agents had, I’m guessing no less than 8 people submitted bids. I had four showings to interested parties and I know of another agent who had 8 or more showings to qualified buyer’s investigating the property. I think 30-40 serious buyers viewed the property over that past few months and one lucky buyer just got what I consider the ultimate address.

May’s Landing is back on the market and this is the one to own.

On Sunday afternoon, I spent an hour and half at May’s Landing on Point Dume to get better familiar with what it would take to build a home on the site. I walked to every corner of the property, carefully observing the views and the neighbors’ homes. I even snuck up to the roof and walked out on a flat portion to see what the view from a second story master bedroom would look like. Simply put…breathtaking. I met with Ryan Levis from Doug Burdge’s office and he explained all the important details that one needs to know to get an idea of what can be done on the site. He went over the geology, setbacks, and even had a rendering of what the new footprint of the approx..7500 sq.ft. home would look like. As I stood on the roof, I started to ponder what a finished home could be worth. “$25m? $30m?” hard to say but I think it could break a record for the street. To further prove the point to myself, I looked out the stretch of coast from about Geoffrey’s to where I was standing and pointed to several homes. “That one sold for $16m, that one $40m, that one $28m and on and on.” It then occurred to me the mile and half I was pointing out was likely the most valuable section of real estate on the West Coast and that the only area more valuable might be in the Hamptons on the East Coast. This section of coastline is where the records continue to be broken and agents find themselves in disbelief when the price finally records.

I have always been a fan of this street, having sold two bluff properties here over the last three years. Cliffside will always be one of the most sought after addresses in all of Malibu and I believe the values will climb faster here than any other street on Point Dume.
In all the years I’ve been selling real estate, I have never seen a building site with such spectacular views and building potential. The way the lot sits facing down the coast gives it one of the best panoramas I’ve ever seen. Most lots on Cliffside face straight out to sea with the views being primarily just blue ocean. Some of the more sought after properties have views of the Point Dume headlands and Big Dume Bay. The lot at May’s Landing looks southeast with about 40% of the view being the entire coastline of Malibu and the remaining 60% being Santa Monica, Palos Verdes and out to Catalina Island.

If you are in the market for what is currently the only “trophy” type building site in Malibu, come have a look before the bids are due on April 22. There is no better site anywhere in Malibu. The best views, the best lot, the best beach, the best surf, the best walks, and the best protection from the wind.

Every agent I talk to has got something going on right now. Multiple offers, repeat showings, a zillion appointments, and big closings.

Here are just a few things to take note of.
A house over $6m on Murphy Way comes on the market this month and has an accepted offer within days.
Another home on West Winding Way  and a vacant lot for $1.5m.. both get accepted offers this past few weeks.
A home on Dume drive comes on the market and 8 appointments are made the same day.
A home on Delaplane comes on at $4.6m and has two offers coming in within the first 48 hours and a bunch of showings lined up almost daily.
A Malibu home for $8m on Winding Way and one for  $11m on West Winding Way closed last week…those are big numbers off the beach.
In the last 30 days 43 Single family residences have been listed for sale.
I got a legitimate call from someone looking for a summer rental in July for $300k or more and I’ve already had three separate clients out for summer rentals…in Jan…that’s early!
Several other homes in the $4m range have offers….a sector of the market that has been slow
Another beach house closed on Latigo Shore above $7m. That’s the second Latigo beach house to close above $7m in the last 5 months.
Just last week, I put the last nice mobile home available in Paradise Cove in to escrow at $1,250,000. The only 2 bedroom available in the upper bluff area.
To top it all off a Malibu mobile home goes up for sale at $4m and heads in to escrow days after the listing paperwork is signed.

See the pattern in several of those lines? Delaplane, Winding Way, West Winding Way, and Murphy Way are all confined to one small area of Malibu. Several sales, several escrows, and offers in play are all happening in one particular area and type of home…..large sq.ft., big views, and properties that can qualify as an “estate”.

When the numbers come in, I think every one is going to be shocked by the number of transactions the have oocured in the first quarter of the year. It’s going to be beyond what anyone predicted. While inventory is rising, I suspect the charts showing days on market will be dropping off sharply.

I often get asked about what I think the best deals are in Malibu. Sometimes the question is about a beach house or about a home within a certain price range. This one clearly is my pick as the best buy for a new ocean view Malibu home for sale and the one having the lowest price per sq.ft. The newly constructed Malibu home was finished in late 2013....

I often get asked about what I think the best deals are in Malibu. Sometimes the question is about a beach house or about a home within a certain price range. This one clearly is my pick as the best buy for a new ocean view Malibu home for sale and the one having the lowest price per sq.ft.

The newly constructed Malibu home was finished in late 2013. I first saw it in the fall of 2013 when some of the final touches were being finished. It was then being offered for sale at $3,200,000. The interior had some great features and the ocean views, while not breathtaking, were still nice and can be seen from most rooms. The one thing that was challenging to some buyers was that the home sat very close to another home that shared a single driveway.

Aside from the proximity of this other home, one fact remains….this is a huge home for the price! The MLS is showing that there is almost 5700 sq.ft. With the current price at $2,998,000 the price per sq.ft. comes in at $526. That’s a great price for a home considering that some of the finishes  look like they belong in homes going for a much higher price. Just look at the kitchen pics and you will quickly see what I’m talking about!

Since I last saw it a lot has been done. The home is now furnished and it really makes a difference in how the home shows. The finished guest house down by the pool is really impressive and the landscape has matured a bit. There really is no better buy for a home under $3m with this many amenities.

A few years ago, everyone was in disbelief about a mobile home that sold in Paradise Cove for over $2m. It was a bluff top, ocean view mobile home that was large, and really looked nothing like a “mobile home.” Just a few minutes ago, I got word that the entire park’s most desirable residence has been listed and is getting quite a bit of showings already just in the first 48 hours it’s been available to be shown. Guess what, it’s not even in the MLS yet and I’l bet you that it sells before a single photo hits the MLS.

I know the unit well and have been in it many times. Even after the third visit, my jaw still drops open when I see the quality of the home and the breathtaking view. It’s the one I stop at and point out to my buyers of what exactly a “mobile home” can look like in Paradise Cove. I always say the same thing sitting in front of the driveway, ” this may very well be the nicest mobile home in the entire world.” Now, to be accurate, there is really nothing mobile about this unit. Most of it is traditionally built like a regular Malibu house.

The details of the home are truly amazing. There is extensive use of crown molding, Carrara marble, wood floors, and many high-end details.  The exterior is clad with wood shingles like many multimillion dollar homes in the Hamptons have.There is a large, two car garage, landscaped grounds, and a massive deck that is perched above the sand and ocean. The size can easily accommodate a family of four. The views are the same as the homes a few hundred yards away that run $20m to $50m.

Think that price is crazy? I say it’s a deal because no where else in Malibu are you going to get this  kind of view, a quality home worthy of the cover of Coastal Living Magazine,  and beach access to the best beach in all of Malibu.

These properties rarely come up for sale…..maybe once every five to ten years! Also, there is no property tax because you are paying space rent. In general, these places require minimal maintenance, your water is included, and you won’t need to worry about a $80k septic system that most homes have in Malibu.   A $4m beach house on Malibu Road will easily run $60-$80k a year in taxes and maintenance and another $100k to $300k if your septic needs replacing. So even the space rent is  “deal” on this unit.

May’s Landing on Point Dume has finally come back on the market and it’s one of the greatest building sites along the entire California coastline.

May’s Landing is the UCLA owned property located on Cliffiside drive on Point Dume. The previous owner left the estate to UCLA in her will and the 1949 home is still completely original in character.  It is arguably the most significant building site for sale in all of Malibu. The views from the home are incredible and the way it faces down the coast can only be found at two other sites. Those two other sites both sold for record amounts.  The home is a short walk to the beach and comes with deeded beach access along the private trail located in the cul-de-sac on Cliffside.

The home first came on the market last year and was subject to a sealed bidding process where buyers had to submit a package to be reviewed by the  UCLA Board of Reagents. That’s why we now see it back on the market and why the MLS description is stating again that there is an opening bid of $9,950,000 with the same rules as before.
