Published by Malibu Real Estate under Uncategorized

I have had an overwhelming response after this house first appeared in my blog and then in the LA Times. I have scheduled several showings between now and New Years Day and will show it anytime. Get on this because it’s a great house and the bank will want to move it. Call 310 699 8428

Just got back from a showing. Here is the Low Down…..
The home is located up Las Flores Canyon roughly 2.3 miles. See Google Map

It is on the Eastern or Southern end of Malibu.

About 20 minutes to Santa Monica.
The landscaping is great and most of the property has been used for grass, hardscapes, bbq area, fruit trees, etc.

Not an ideal starter/ family home but great for older couple/work at home/single types.

New Malibu Lumber Yard Project Set To Open In March.

Published by Malibu Real Estate under Uncategorized

If you need a $30 piece of plywood in Malibu, you are going to have to travel to Santa Monica or The Valley. If you need  a pair of  Distressed Leather Reva Ballerina Flats for $195, then you are in luck because the new shopping center at the corner of Cross Creek and PCH will have them at Tory Burch.

Starting in the beginning of March, Malibu will have a new destination shopping center with multiple high-end tenants. Currently signed up (but subject to change) are Intermix, James Perse flagship, Maxfield, Tory Burch, Theory, Alice + Olivia, J Crew at the beach, Kitson Men’s, Planet Blue Kids, Ever, Crumbs Bake Shop, two restaurants, an ice cream/yogurt store, second level locals, and other retail stores. If that’s not enough to wear out the magnetic stripe on your credit crisis card then you always  can head to the other retailers that are changing the look of Malibu like Planet Blue, James Perse, Madison, Ralph Lauren, RRL, Ron Herman, Chrome Hearts, L’Occitane, Henry Beguelin, Shabby Chic, Juicy Couture, John Varvatos, Ernest Sewn, Seven for all mankind, M Frederic, and Sigerson Morris.

All that shopping will likely create an appetite so rest assured you’ll survive the ride home by fueling up on  some high-digit calories from restaurants such as Nobu, Taverna Tony, Tra Di  Noi, Marmalade, John’s Garden, Howdy’s Traqueria, Coffee Bean, Starbucks, and Malibu Kitchen & Gourmet Country.

Retail leases are running between $18-$23 per square foot  so don’t expect to find too many half-price sales like the ones I saw last night at the Third Street Promenade. Given the current economic conditions, it will be interesting to see which retailers can afford to spend $20k-$40k per month just to be in Malibu. I’m still convinced some of the retailers run these Malibu outposts as loss leaders because it might be cheaper than magazine adds and there is a likely chance the paparazzi will snap a pic of a celebrity in their store. Can you put a price tag on a picture……How much do you think the PR is worth when a picture of someone famous is  caught walking around with a bag full of goodies from Ralph Lauren and get’s 100,000 hits on X17?

It just might be worth the rent.

Ba Humbug! Half-Finished Ocean View Project Hits The Skids In Malibu

It appears someone’s spec project has hit the skids in the hills of Malibu. What’s unusual about this one is that it’s a large, nice, ocean view project in a neighborhood of homes in the $4-$7 million dollar range. The partially framed project came on the market last month at $3,950,000 and got a whopper of a price slash this week to $2,900,000 with an MLS description saying “will consider all serious offers.”

I personally like the price cut (that’s one motivated seller!) and it may very well be worth a look if you’d like to avoid most of the headaches involved with building a house in Malibu. Maybe one of the execs over at Toll Brothers needs something to do!

Engel and Volkers Real Estate Brokerage To Open In Malibu

Published by Malibu Real Estate under Uncategorized

Looks like another real estate brokerage is going to attempt to set up shop in Malibu. Engel and Volkers started in Germany and quickly spread throughout Europe before heading to the states. The PR release this morning describes them as a  ”a high-class property shop” and their first office was planted in Beverly Hills this year. 15 more shops are planned to open by the end of 2009 including Santa Monica, Beverly Hills, West Hollywood, Malibu, San Diego, Newport Beach and Santa Barbara.

Good Luck!

Some of the challenges they are going to face include securing a reasonably priced lease ($21 sq.ft.), and competing with offices, like Prudential Malibu Realty, that are locally owned and operated.

The image on their website showing the Beverly Hills Office is very interesting in that it looks like it could be a Chanel or Prada store if it weren’t for the window display full of home flyers. It will be interesting to see if an “expensive looking boutique” brokerage can compete in Malibu’s  competitive real estate marketplace and with turbulent market conditions.

The press release can be found here.

Impressive Price Reduction on a Point Dume Craftsman Home

It’s not often that I see an amazing Point Dume home for sale with an equally impressive price reduction. The  home at 6815 Dume Drive was originally listed at $6,550,000 and last week saw a $1,555,000 reduction! It is now listed at $4,995,000. I have to commend the seller and agent for getting aggressive with the price, the smartest move in today’s rapidly changing market place.  The 5 bedroom, 5.5 bath home is one of the best examples of the craftsman style in all of Malibu and sits on 2.75 acres. Beach rights are included and Point Dume Marine Science is right down the street. Call for a showing! 310 699 8428

The home’s website can be viewed here. www.ptdumecraftsman.com

My Caravan Food Article In The Los Angeles Times!

Published by Malibu Real Estate under Uncategorized

I can’t take credit for writing the article but I did come up with the story and pitched it to Ann Brenoff who did a great job describing the caravan food scene around Los Angeles. I originally had the idea to rate caravan food and have it as a regular blog article. If an agent consistently served great food at the caravans then I wanted to make sure the blogosphere knew about it. If they only served M and M’s than maybe the public shame would encourage them to up the ante to something better and more expensive, like, Nilla Waffers, or even a few glazed donuts! Still a far cry from the agents who put out La Salsa buffets or  build your own omelet bars with a personal chef.

I held off on writing the article and let Ann know about the idea. She loved it and I talked my way in to being the photographer for the article and even got a photo credit in the L.A. Times. The article made it in to several other papers including the Mercury News,  and The Examiner.

Peter Villes blog at the Times also ran the article and can be seen here.

The Malibu Lightning Storm of the Century

Published by Malibu Real Estate under Uncategorized

Early in the week you could tell something different was in the air. It was hot and humid, and the cool northwesterlies were absent from the shores of Zuma. By Wednesday there were rumors of rain but the skies above Malibu were free from the tell tale cumulus nimbus clouds. Late Wednesday some unusual clouds started coming up from the south. I ran down to the beach and shot a few sunset pics. Still no rain. Around 11 pm I started to hear some thunder and a few minutes later saw some faint blasts of lightning. Over the next few hours the storm built in strength and was right on top of Malibu by 1 am. I was already in bed but the dog was acting up and I soon realized I would not be sleeping until the storm passed. I went online to wunderground.com and looked at the storm track function and could see that the system was going to move right over Point Dume and up the shore along Zuma beach. I grabbed the camera and headed up to Encinal above El Pescador beach and here are the results. These images were shot around 2am. Exposures were between 2-3 minutes long. Limited edition Prints will be available. Please email me at Maliburealestate@mac.com
