Malibu Real Estate Auction On Carbon Beach

Published by under Uncategorized

With the recent financial turmoil in the markets I’m not even sure you can call it “Billionaire’s Beach” anymore. It’s back to Millionaire’s Beach this week. With all the news it’s even more fitting that one of the most expensive sections of Malibu real estate in the world just now has a  beach house being sold at public auction. What!? Did he just say auction on Carbon Beach. Yes, and it was once listed for $65m and has an opening bid of $22m!
Let’s start with a little bit of history about what makes Carbon Beach so valuable. A few years back when the market was exploding, neighbors were buying each other out creating double and triple lots with frontages up to 200 feet. The seller would be enticed with a large enough sum that they could just go buy a house on Malibu Road or Broad Beach and still have a few million left over. That gave rise to the super estates where Hollywood moguls and tech tycoons set up camp. The beach is also especially desirable because of its dry sand, the fact that it’s much closer to town, and that it has a good anchorage for Russian mega yachts and you-know-who’s pretty “little” sailboat.
Now let’s talk about this Malibu home for sale being sold at auction. It was once on the market for $65m bucks when it was kind of ok to ask for crazy numbers because you just never knew who might show up and buy it. That was a long time ago!
The low down….Nice house officially on Carbon Beach but not in the best location. It’s located on the east end by the traffic light where the beach hits a point that is not passable at high tide and tends to have less dry sand than the rest of Carbon. However being on this point does give it a unique vantage point looking down towards Santa Monica Bay. The home is a traditional Cape Cod and about as nice as you’re going to see anywhere in Malibu. It has all the bells and whistles you’d expect from a home at this price. At roughly $2000 a sq.ft. it is well priced compared to some of the larger transactions that have taken place on Carbon. Two recent transactions on Malibu Road went out at $2500 sq.ft. and $2000 sq.ft for homes on much smaller lots.

Malibu Real Estate Auction

Published by under Uncategorized

The Malibu real estate auction that took place in the Malibu Colony has finally closed and posted a sales number.  The land side colony home came on the market at $3,750,000 and is now showing a sales price of $5,184,000. The original list price was the opening bid and obviously there was some demand to get it above $5m.

Incredible Malibu Home For Sale Heads For Auction

Published by under Uncategorized

Here’s the Low Down. A Malibu home seen on TV’s Million Dollar Listing is headed for auction on May 22.  This type of home for sale is much easier than the headaches of the bank owned, REO, short sale type. This 5600 sq.ft.home is located in my neighborhood, so I know it well, and is located in a private, gated canyon with winding streams, oaks trees, and a few minutes walk from the beach. Why You Need My Listing Book Program…60% Off Deal in Malibu Park

Published by under Uncategorized

By 8 am this morning I had 2 clients emailing me asking what the story was with a new listing in Malibu Park for $699,000 that once was listed at $1,800,000!!!!!!. This is not a condo, but a half acre, ocean view, one bedroom home from 1949. They got the alert at 6 am this morning just hours after it was inserted on the MLS. When they checked their email they saw the hot deal and were among the first to know about it. The reason they got it so fast was because they had me create a “Listing Boo”k account for them where they can keep track of all real estate activity in Malibu. With this account, clients have full access to the MLS and can even change criteria to fine tune their searches. If you are serious about watching the market, finding new listings, and even getting price reduction updates on marked homes, then email me with what you are looking for an consider it done!

About the house. It’s small and permits are pending. One bedroom and 2 baths on roughly 1/2 acre with ocean view and near Malibu High School. The house is being auctioned off on 11/14/09. Here is the MLS 411. Call me for info 310 699 8428 or email me .
