Malibu Beach House on Sea Level hits the Short Pay list

First off, Sea Level is a great beach. It is located just up from Broad Beach and has a cool, mini-community vibe to it. Residents leave kayaks and surfboards on the sand without any worry about someone stealing them. The 4th of July party there is huge and the beach is in better shape than Broad Beach right now. This could go out at a good price and is worth seeing if you are in the real estate market for a beach house in Malibu. Places like this also rent out for top dollar in the summer months. The Malibu “Shark” House. Bank Owned REO Update

Is it a fire zone? Yes, but I would say that about 95% of Malibu.
It is on the Eastern or Southern end of Malibu.

Market Snapshot:Malibu Condo’s

There are currently 71 condos for sale in Malibu with prices ranging from $439,000 to $4,500,000.

Only 14 have sold in the last 4 months.

7 of the 14 sold had sales prices above $1,000,000

One notable sale, a condo on Malibu Road sold for $5,325,000.

Over half have had price reductions in the last 120 days.

Tips for finding a great deal on a condo…

Look for listings that have been on the market longer than 6 months.

Find units that have been purchased as rental units and are vacant.

Find sellers that consistently reducing the asking price on a regular basis.

Make sure you have an agent that will present the offer in person!
