Malibu Real Estate Agent Top Pick

Being a Malibu real estate agent is a lot like being a stock broker. Everyday there are bits of activity that affect every other home for sale within the market and it’s my job to monitor and analyze it’s affects. A foreclosure in a condo complex can cause an over night crash in values. The short sale of estate can lop $1m bucks off the value of the neighbors listing and cause them to withdraw the listing. Sometimes it goes the other way too with a beach home getting snapped up for millions more than expected. Then everyone thinks their homes jumped a million overnight and chances are you’ll see a few new listings in the immediate vacinity. I often even refer to homes “trading” in a certain price range rather than being “sold”. When someone asks about homes for sale on Malibu Road, I’ll say, “yeah, those have been trading at about $6-7mm for a small, but clean place”.

Now when I see a home heading to half of what it once was asking, again, like a stock broker, I’m looking at it like it might be a great opportunity to buy in low. Here is one such home that fits the bill that was originally listed for $7.5mm and now is asking $4.85mm

Malibu REO, Bank Owned, Short Sale, Foreclosure, Round Up!

The Malibu Lightning Storm of the Century

Early in the week you could tell something different was in the air. It was hot and humid, and the cool northwesterlies were absent from the shores of Zuma. By Wednesday there were rumors of rain but the skies above Malibu were free from the tell tale cumulus nimbus clouds. Late Wednesday some unusual clouds started coming up from the south. I ran down to the beach and shot a few sunset pics. Still no rain. Around 11 pm I started to hear some thunder and a few minutes later saw some faint blasts of lightning. Over the next few hours the storm built in strength and was right on top of Malibu by 1 am. I was already in bed but the dog was acting up and I soon realized I would not be sleeping until the storm passed. I went online to wunderground.com and looked at the storm track function and could see that the system was going to move right over Point Dume and up the shore along Zuma beach. I grabbed the camera and headed up to Encinal above El Pescador beach and here are the results. These images were shot around 2am. Exposures were between 2-3 minutes long. Prices Are Up! The Malibu Real Estate Market YTD Update

Here are the numbers showing what’s happening to land-side homes in Malibu  from Nov. 06 YTD to Nov. 07 YTD. 

  • The number of new listings decreased from 444 to 389  or -12.99%  
  • The number of  sold units decreased from 177 to 146 or -17.51%
  • The median sales price increased from $1,865,000 to $2,197,500 or an increase of +17.83%!

Here are the numbers  for real estate on the beach.

  • The number of new listings increased from 106 to 117  or +10.39%   
  • The number of sold units increased from 36 to 44 or +22.22%
  • The median sales price increased from $4,247,521 to $6,407,531 or an increase of +50.85%!
