There  are two beach homes for sale on Malibu Road that I’m saying are heading in to the “deal” category. I can’t give away to much info but I will say the both places are vacant and are owned by family members who want to see them sold. Fire Engine Red Sale. Buy The House, Get A Bonus Ferrari F40!

A home seller in Malibu has come up with a very unique and creative way of bringing attention to the sale of his home….he’s throwing in his red Ferrari F40. The iconic Italian sports car has less than 800 miles on it and only 1315 production models ever rolled off the factory floor in Maranello, Italy. The car was originally offered at $400k, though some buyers were willing to pay a bit more to possess this stellar sports model…up to $1.6m! The F40 was the first ever legal production car to exceed 200 mph. A Japanese Ferrari dealer once filmed himself hitting 201 mph only to be arrested after he sold a videotape to an undercover policeman. Bail probably wasn’t a problem, he had already sold 10,000 of the videos. The only catch on securing the car is that the home for sale must be purchased before 6-30-2010.

Oh, and about the house! The home’s asking price is $4,399,333.00 and it has expansive ocean views on half an acre. There are 5 bedrooms, 5 bathrooms, and close to 6000 sq.ft. of living space. There is a pool, room to park 13 cars, and is less than a minute walk from the beaches along Encinal Bluffs. The house across the street is asking $49m! New School Real Estate Marketing

Seeing that there were over 1000 page views on the blog today I’m going to break a story that I was trying to hold off on. I’ve got a new listing in Malibu, maybe, one of the nicest homes ever to be offered on the market. I’m working on the website now but will show a pic below. Here’s the news…The listing was given to myself and David Findley of Partners Trust because we absolutely understand, no, live, breathe, eat, and preach the real estate marketing revolution that is taking place online. We have 20-30 “new school” ideas, web marketing methods, and social media tools that separate us from the Realtorsaurus types mentioned here. One tool is Twitter. Another Malibu Mobile Home Closes for Over $1,000,000

A dee-lux coach located in the Point Dume Club has recently closed for $1,060,000. The unit, with panoramic views of Zuma beach and the Channel Islands, hit the Malibu Real Estate market in March, and with a few price reductions, closed  for a price  that you could have purchased  large mansion in Texas. Let me tell ya’all…there’s nothing mobile about this mobile home! What you need to know about mobile homes in Malibu is that you are allowed to do some traditional “stick built” construction including foundations and  2×4 framed walls. That’s why this one looks like a regular beach home with an expansive interior.  This may very well be the nicest examples of modern design in a mobile home park. $499 Are You Out Of Your Mind?

A condo has surfaced in the Malibu Villas for $499,000 on the third row. That’s a crazy price and worth having a look at if you are sending some kids to Pepperdine for a few years. Understanding The Malibu Real Estate Beach House Market

How can two Malibu beach houses, similar in size, beach frontage, and condition, located on the same road , AND just a few lots away from each other be priced $5,ooo,ooo or more apart? Answer: Beach Depth. Take the example below in the photo showing the Malibu Colony. There is one section “within the gates” and one section “outside the gated”  on Malibu Road. Notice the houses on the beach in the Colony that have wooden sea walls with stairs leading down to the sand. At high tide there will be no dry sand and a few waves might even bounce of the wall. Now take a look at the section where there is 20-60 feet of depth to it with dry sand. In this photo you can see where the last high tide came up to and how the residents of this section still had a dry sand beach to enjoy. That’s the  big difference and what can affect the price, in the millions, for a Malibu beach house.Malibu Beach house for sale

Ba Humbug! Half-Finished Ocean View Project Hits The Skids In Malibu

It appears someone’s spec project has hit the skids in the hills of Malibu. What’s unusual about this one is that it’s a large, nice, ocean view project in a neighborhood of homes in the $4-$7 million dollar range. The partially framed project came on the market last month at $3,950,000 and got a whopper of a price slash this week to $2,900,000 with an MLS description saying “will consider all serious offers.”  

I personally like the price cut (that’s one motivated seller!) and it may very well be worth a look if you’d like to avoid most of the headaches involved with building a house in Malibu. Maybe one of the execs over at Toll Brothers needs something to do!
