“I mean,…..I’m not totally wu-wu if that’s what you are thinking” my clients states as she pulls out a pair of divining rods made out of copper wire and crystals. They start spinning like crazy (note…it was a very windy) and she tells me the energy of the place is really good…almost as good as Sedona, AZ. “I’ve never seen this before….mind if I make a quick video?” I ask…because you know what? One of the really fun things about being a Malibu real estate agent is that I get to go in to hundreds of homes for sale each year and check out people’s interpretation of ”good style.” Most Malibu homes are decorated in a way that looks like they are fresh out of Metropolitan Home Mag, Dwell, or from a Pottery Barn catalog — but every once in a while you run into something out of the ordinary. There is one condo for sale on Point Dume that is so unique I’m tempted to start a new game called the “Guess the number of Buddhas in this house?”
Before you start counting Buddhas, there is one other fantastic thing worth mentioning about this Malibu condo: The unit was once owned by a well-known female lifeguard who has performed dozens of heroic rescues in local waters without any real training.
Before the current owner, she created a one-of-a-kind master bathroom in which the bather could be the evening’s entertainment viewed from anywhere in the master bedroom. This bathroom has a spa tub with a nearby viewing platform (the bed) and Roman cistern that one could pose naked next to pretending to fill the tub with recently fetched well water. Post-bath, one could saunter over to the fully exposed overhead shower with a faux finished rock grotto floor with no walls . . . just a curtain that looks like it was designed to be pulled shut in emergencies — like when kids come walking in. The overall theme seems to be possibly influenced from a trip to Medieval Times with fake castle-style block walls and diamond patterned stenciling.
Back to the Buddha game. The first person that guesses the number closest to the right answer is going to win a custom-printed Malibu photograph.

So if you are in market for a place on Point Dume that was once owned by a famous celebrity, can claim it has a “sexy” master bathroom with naughty bathing grotto, and has more cosmic karma than Sedona at summer solstice, then you may have just found your next home.
All commentary aside (couldn’t resist) here is the low down….. I showed this place a few times and it’s a well priced condo on Point Dume with some very nice upgrades. While the bathroom will likely need a remodel, the floors and finishes in the rest of the house have had a lot of money put in to them. The kitchen has nice cabinets and newer appliances. The distressed wood floors are like the type you see in higher end homes around Malibu. There is even an open bonus space that could easily become a third bedroom. Best of all you get a beach key to Little Dume and rentals in this complex run about $3500 per month if you are looking for an investment property.

A Point Dume home just hit the Malibu real estate market at the unbelievably low price of $1.3m and get this….it has good ocean views and a beach key! Say what? Yeah, you heard me, it’s got the goods. So here is the low down. The house is seriously outdated. It’s got that funky 70′s vibe and you wouldn’t even question me if I jokingly told you it was once used to film the show CHiPs. Officer Francis Ponch Poncherello would like this place. One more thing to mention….it’s on a flag lot sandwiched between several homes and there isn’t a whole lot of yard.
Here’s the good part. It’s a short sale. Someone is going to score a great deal. That is one hell of a low price and I’m not sure there will ever be another home on the Point Dume in the low $1m’s that has a beach key and a view. The home is currently rented at apprx. $4500 per month and in the past it has been as high as $5800. The home is an ideal investment property especially with a tenant who’s lease runs in to the middle of next year. There is also some new carpet, new paint, and a repaired deck. The bones are good and the whole thing could probably be remodeled in to some sort modern structure.

This very moment I’m sitting in reception area of an arbitration office in downtown Los Angeles waiting to be called as an expert witness. Being a Malibu real estate agent and professional photographer can lead you to interesting places when a dispute arrises between two neighbors about ocean views. I’m hear to talk about some images I took over the course of a year for a client who had another neighbors trees blocking their ocean view. The City of Malibu has always has some guidelines and codes about vegetation and views but it wasn’t until recent that Malibu decided to deal with the issue with a view ordinance.
The ordinance allows residential and commercial property owners to reclaim one 180-degree “primary view” that has been obstructed by foliage growth within a 1,000-foot radius of their property. To qualify under the ordinance, the view must have been unobstructed when the property was purchased or at the time of the city’s incorporation in 1991, whichever is later. The staff report defines a “primary view” as “visually impressive scenes of the Pacific Ocean, offshore islands, the Santa Monica Mountains, canyons, valleys, or ravines.”
A property owner claiming a view obstruction must first consult with the owner of the obstructing foliage or trees informally to try to reach an agreement. If those discussions are unsuccessful, the city would pay for a mediator for up to three hours to help the two sides reach an agreement; a neutral third party who would act as a negotiator.
As a Malibu real estate agent I can tell you with certainty that the amount of ocean view can affect the price of a home in the millions of dollars. It’s not uncommon to hear someone boast that their house is worth far more because they have 50% more view than the house down the street.
This reminds me of something I saw last week on agent caravan. There is a house for sale right now on Point Dume that is a great buy at $2,800,000. When I went up to the second floor to have a look at the ocean view I noticed that there were tons of trees blocking about 40%of the ocean view. Imagine the value if the next buyer could go in and get the trees trimmed! A far better investment than any remodel. $20,000 spent on tree trimming might yield a $150,000 increase in property value!
With the recent financial turmoil in the markets I’m not even sure you can call it “Billionaire’s Beach” anymore. It’s back to Millionaire’s Beach this week. With all the news it’s even more fitting that one of the most expensive sections of Malibu real estate in the world just now has a beach house being sold at public auction. What!? Did he just say auction on Carbon Beach. Yes, and it was once listed for $65m and has an opening bid of $22m!
Let’s start with a little bit of history about what makes Carbon Beach so valuable. A few years back when the market was exploding, neighbors were buying each other out creating double and triple lots with frontages up to 200 feet. The seller would be enticed with a large enough sum that they could just go buy a house on Malibu Road or Broad Beach and still have a few million left over. That gave rise to the super estates where Hollywood moguls and tech tycoons set up camp. The beach is also especially desirable because of its dry sand, the fact that it’s much closer to town, and that it has a good anchorage for Russian mega yachts and you-know-who’s pretty “little” sailboat.
Now let’s talk about this Malibu home for sale being sold at auction. It was once on the market for $65m bucks when it was kind of ok to ask for crazy numbers because you just never knew who might show up and buy it. That was a long time ago!
The low down….Nice house officially on Carbon Beach but not in the best location. It’s located on the east end by the trafficlight where the beach hits a point that is not passable at high tide and tends to have less dry sand than the rest of Carbon. However being on this point does give it a unique vantage point looking down towards Santa Monica Bay.The home is a traditional Cape Cod and about as nice as you’re going to see anywhere in Malibu. It has all the bells and whistles you’d expect from a home at this price. At roughly $2000 a sq.ft. it is well priced compared to some of the larger transactions that have taken place on Carbon. Two recent transactions on Malibu Road went out at $2500 sq.ft. and $2000 sq.ft for homes on much smaller lots.

On Monday mornings we have an office meeting where about 40 agents gather to talk about the market. We also take a poll where agents submit what they think the best buy is within the Malibu real estate market. Today almost every agent nodded in agreement when the house on Harbor Vista was discussed. It’s on my radar as a best buy and it should be on yours too if you want a great Malibu home under $2.3m.

Malibu Real Estate Update. Two new Point Dume listings rock the market!
A new listing at 6957 Whitesands Place on Point Dume came on the market last night at $13,500,000 with whitewater views and just a stone’s throw from the water’s edge. A few doors down on the edge of the bluff is a larger estate at $28,000,000. In really rough terms, that $15m dollar difference pencils out to be about $1m for every 10 feet you get closer to the edge of the bluff. It’s on my real estate radar as a best buy, and if you area looking for Malibu West homes for sale under $1.3m , it should be on yours too. I spoke with another agent this morning who lives in this neighborhood. I asked him what he thought the best buys were and he also pegged this one.

This business is changing so fast it’s hard to keep up….but we do and will if it benefits buyers and sellers! Here’s what I learned this week. Email is on it’s way out, at least for the younger generation. They are using Facebook instant messaging to talk, not slow email. The new Facebook Page, used for business, will be equally or more important than a traditional Website. For certain types of business it will be the only website they use. One of the most active portions of the Malibu real estate market has been on Point Dume. More transactions have taken place on Point Dume in the last 6 months than any other area in Malibu and it looks like another home may be getting sold soon. 6930 Dume Drive now has an offer it and the MLS status has changed to “looking for back ups”. A Malibu home featured on an episode of HBO’s True Blood and in the movie Funny People is listed for sale at $75,000,000. The home, known as La Villa Contenta, is considered to be one of the finest homes ever built in Malibu and sits on several acres of prime bluff top land above Latigo Point and features panoramic views of the bay at Paradise Cove. This section of Malibu, between Point Dume and Latigo, now has the highest concentration of homes for sale above $15,000,000. There are also two other homes for sale along this section of beach. One for $55,000,000 and the other a practical steal at $20,000,000!
Here’s the low down on the high end…..Yes, that’s a huge number, but it comes with several lots and you can buy the house on its own for $34,000,000. There is nothing like it in Malibu. Sure, we have large properties for sale and some are asking $50m plus, but none come close to being this well done. The home and land have more in common with the villas and mansions you see in Montecito or at Lake Como than what you would expect to see in Malibu. Would I list it at that price? Sure. This is the type of home that someone with unlimited financial resources may walk in and say ”I want it!” It’s happened several times on Carbon Beach where one such home just closed above $30m. Recent sales activity on Point Dume in Malibu again shows that the real estate market is alive and well on the Point. Numerous homes have sold or have gone in to escrow in the last 2 months. A significant deal may have closed last week where a home and lot were purchased together somewhere in the neighborhood of $15m. This particular sale is interesting in that the home was not listed for sale in the MLS* and is on a street where another large sale took place a few years ago where a well know local knocked on a door and offered a sum of money the home owner could not refuse.

There’s some great slasher films that traumatized me as a kid….My Bloody Valentine, Friday The Thirteenth, and Halloween, but this may be the most horrific slash I’ve seen since! A Point Dume Club mo-bile home that was once listed as high as $1.45m has been chopped to $595,000. I am totally hooked on finding interesting stories for this blog. I also love spinning the PR wheel and finding ways to get media exposure to my listings. A few weeks ago I saw a new Malibu home for sale in the MLS for a home where a Ferrari was being given away. I called the agent up and said “Do you realize the size of media gold mine you are sitting on?”. He had no clue so I asked for permission to run the story on my blog and call my media contacts because I’m not letting this one go to waste. The original story can be found here . So here’s what happend…The story first went out to Wallet Pop. After that it found it’s way on to 30 different auto sites and forums. Then it hit the newspapers…. the big ones. Lastly it went on Fox News. So with a good story and a few calls I was able to bring in about 30,000 page views to the blog, got mentioned on dozens of portals, and got the agent some face time on TV. A home seller in Malibu has come up with a very unique and creative way of bringing attention to the sale of his home….he’s throwing in his red Ferrari F40. The iconic Italian sports car has less than 800 miles on it and only 1315 production models ever rolled off the factory floor in Maranello, Italy. The car was originally offered at $400k, though some buyers were willing to pay a bit more to possess this stellar sports model…up to $1.6m! The F40 was the first ever legal production car to exceed 200 mph. A Japanese Ferrari dealer once filmed himself hitting 201 mph only to be arrested after he sold a videotape to an undercover policeman. Bail probably wasn’t a problem, he had already sold 10,000 of the videos. The only catch on securing the car is that the home for sale must be purchased before 6-30-2010.

On Monday mornings we have our office meeting to discuss various aspects of the Malibu real estate market. One question we always throw around is, “What was the best thing on caravan?” About half the agents, including me, thought the new listing on Birdview was the nicest house for sale. The home has a distinctly Asian feel with the kiln-fired and blue glazed tile roof, an Indonesian/Bali feel with the tropical landscape, and a zen/Craftsman interior that smartly leaves the Japanese feel at the door. The shared feeling by many agents was “what a pleasant surprise” and “this house has a great feel.” The house, in fact, was so unique and special, that the $11m asking price seemed to be a side note. This is the type of home someone will walk into and just “want it” because of the emotional connection.
