Malibu Real Estate Black Friday Sale List

The Malibu real estate market is still very active as we head in to the holidays and what is traditionally a very slow time for real estate. There are apprx. 200 Malibu homes for sale, 17 Malibu homes in escrow, and several quite sales have been completed on the beach and on Point Dume. If there was ever such a thing as Black Friday sale on Malibu Homes here are a few that would make the list. These Malibu homes for sale are all on my best buy list.

The best deal on a Malibu beach house is 23952 Malibu Road on Colony Beach. The home came on the market at $7,500,000 and is now offered at $4,850,000. It’s approaching a potential sales price at 50% of its highest asking price. The large beach houses a few lots to the East are all in the $10m-$20m range. It has been offered for lease in the summers at $50k per month. The website can be seen Malibu Beach House For Sale.

The best Malibu real estate deal on an home under $5m is 5600 Sea View. $3,200,000 for 6800 sq.ft with great ocean views. At the peak of the market this home could have asked $5,900,000.

The best Malibu real estate deal on an Malibu estate over $5m is 27530 Villa Cascata. $11,750,000 for almost 14,000 sq.ft. It’s been listed as high as $17m

The best Malibu real estate deal on a Malibu condo is the unit at Rey de Copas for $299k that should rent out for above $3300 per month. It has 3 bedrooms and three bathrooms. These same condos were asking $500k at the peak of the market

Deal Alert on Malibu Home For Sale

Just got back from caravan with a very full stomach and a bunch of blog ideas about great deals and over priced homes! I’m going to keep it positive today and tell you what I think is the best deal out there within the Malibu real estate market.

The home for sale over at 6323 Via Escondido really caught my eye this morning. It has to be the best value for a home over 5000 sq. ft. in Malibu. The home is listed at $2,595,000 with 6 bedrooms, a large grassy area with room for a pool, has numerous outdoor decks,……and is actually a nice, well done, newer home. Other homes in the price range are fixers! With 5800 sq. ft., located within walking distance of a private beach and private tennis court, you can see why I think this place is going to sell. The home is multi-level with 3 stories and would work great for someone with a bunch of kids, a maid, and parents who need a few room to escape too for peace and quite. Nothing under $500 a sq.ft. can come even close to what this home offers. Check out the slide show below and call to make an appt now because I’m betting this one sells quick. 310 699 8428.

Side note…..The agent throwing the caravan today did it right. He hired The Farm from Beverly Hills to layout a great spread. The food was the best I’ve seen in months and is the only way to make sure a lot of agents show up. By 11am he had over 40 agents signed in to the caravan. Next time you interview an agent for a listing, ask him what his plans are for caravan and see if they even mention putting out a nice spread. This agent had lox and bagels with all the proper toppings. A real cheese plate with imported bries, moldy cheese, and cured olives,….. not those crappy costco ones with three colors of cheddar I see at some open houses. There was a dessert bar with scones, croissants, and danishes…again not from Entimens, but home made. Here’s a pic of the spread.

Most Expensive Malibu Homes For Sale

Here are the top three most expensive Malibu homes / mansions for sale.
Coming in at number one is a Malibu home that may be one of the most beautiful homes in the world for sale. This grand estate has been in numerous movies and TV shows and get ready, is asking $75,000,000! Known as La Villa Contenta, this Malibu home sits on 8 acres, has 13 bedrooms, and incredible ocean views above Latigo Point. The home can be purchased for $34,500,000 with apprx 1.5 acres.

Coming in at number two this Malibu home for sale is located in the Paradise Cove Bluffs area and is asking $45,000,000. This home sits on over 6 acres of waht many consider to be the best beach in all of Malibu. The home is almost 12,000 sq ft and is reminiscent of the great estates of Montecito in Santa Barbara.

The third and final most expensive home for sale in Malibu is located on the Encinal Bluffs west of Broad Beach. 32604 Pacific Coast Highway is a recently built ocean front estate on 3 acres. High End Market Update. Numerous Malibu Homes Headed For Sale.

There are some serious deals going down within the Malibu Real Estate market right now. Despite the public’s perception that nothing is moving, numerous high end Malibu  homes, beach houses, and ocean side lots listed for sale are either in escrow or have closed in the last 30 days. I think it’s a clear sign that buyer’s are seeing opportunities and are taking advantage of it. Across the board agents I know are reporting that showings on luxury homes are way up and that this is the busiest they’ve been in years.

Once you search an area like Malibu, you can adjust the search results by price, time on market, etc. BUT the best one of all is the tab that lists homes with the largest % price drop! That is where you are going to find the deals! Yeah, like that beach house was $8m now you can buy it at $4m! This is one of the best ways to find a Malibu home for sale with a motivated seller.

So far about 20 people have emailed me requesting info on the above mentioned types of sales within the Malibu Real Estate market. If you are searching for one in Malibu or Topanga, just send an email requesting the list and give me a price range so I can put you on a watch list. There aren’t a ton but I am seeing some good deals pop up. Keep in mind that there are plenty of others out there that have the same idea of jumping on something when it comes up. The last condo closed up almost 10% above asking! So be ready when opportunity knocks!

There are currently 16 properties for sale in this category. There is one beach house at $5.9m and a large, 7200 sq ft home for $3.9m in a gated community with expansive ocean views. There are also a few condos, and some “challenging to build on” pieces of land for sale.

Want to join the Malibu million dollar mobile home club?

If you are going to live in a trailer you might as well do it here in Malibu, home of the worlds most expensive trailer park. Chew on this…….There are currently 6 mobile homes for sale in Malibu that are asking over $1,000,000. The highest price coach goes for $1.8m and during the last 3 years there have been almost a dozen sales over $1m! The HOA’s or “space rent” will run almost $2000 per month and you might need to get tags each year with the DMV! What gives you ask! Your green buys blue…………ocean views that is. In these price ranges you are paying for big  180 degree ocean views.

We have two mobile home parks in Malibu that are both located on hundreds of acres of prime real estate nestled up to the beach. Both Paradise Cove and The Point Dume Club sit on bluffs directly over the Pacific Ocean. What you need to know about internet real estate marketing

Here are the top ten sites for December.  Realtor.com is leading the pack with Trulia recently passing up Zillow and looking to gain ground. picture-4.pngtruliatraffic.pngWhy is this important? Because everybody starts online when it comes to finding a home. 85% this year will and I estimate that the number will rise to 95% in next few years. Realtor.com gets 5 million hits alone each month.

One advantage Prudential Malibu has is that we have signed a deal with Yahoo, as you may have seen the recent ads, and  we exclusively get all real estate leads generated online. If someone does a real estate search in Malibu and needs more information our office at Cross Creek gets the call, even if the home is listed at another brokerage. Try it out by doing  a Malibu search at Yahoo Real Estate.

 Years ago a client might ask their agent “How many showings are we getting each week?” or “How many calls”? The new question will be “How many hits did we get?” Good agents will monitor their web traffic and keep you up to date by sending the graphs and data to you. If you are getting a ton of hits but no showings, then maybe the listing price is too high. If you are getting hits and showings, then keep the price as is. There is another site that is not mentioned but has tremendous power in selling a home.Craigslist.com has a real estate section and I always put an add online. That simple add generates over 500 page views and 5000 hits per month. See example below.

Bottom line. Times are a changing! If you are going to list your home you better have an agent who has a foot in the internet arena. I personally have my listings at 4 of the sites mentioned above. Try asking your current agent how many hits you are getting each month. If he or she looks confused and can’t answer,  then it’s time for a new agent. Here’s a number to one that can answer it, confidently!
