Point Dume Malibu Real Estate Steal

Malibu real estate alert! This just happened last night and I want you all to go figure out where you can come up with the funds to buy this house or tell a friend about it. This listing hit the Malibu real estate market a few moths back at a price that just wasn’t working…. $2,9995,000 was way to high! Now the Point Dume home has had a $1m price chop to a real sellable number at $1,995,000. It’s rare to get anything on Point Dume under $2m with this size lot.

Here’s the deal. It’s a great Malibu property with a ton of usable land. There will be good views if you can get a second story built and his has a beach key. The problem is the house is  dated and has a weird tug boat appendage growing out of the right side. It’s actually three story guest house with the top floor having the best views of the Malibu coastline. The tug bat part is just a facade that can be ripped down. The main house is kind of a cool post and beam that can be lived in for a while until you remodel and it’s almost 4000 sq ft.!

Malibu Real Estate Black Friday Sale List

The Malibu real estate market is still very active as we head in to the holidays and what is traditionally a very slow time for real estate. There are apprx. 200 Malibu homes for sale, 17 Malibu homes in escrow, and several quite sales have been completed on the beach and on Point Dume. If there was ever such a thing as Black Friday sale on Malibu Homes here are a few that would make the list. These Malibu homes for sale are all on my best buy list.

The best deal on a Malibu beach house is 23952 Malibu Road on Colony Beach. The home came on the market at $7,500,000 and is now offered at $4,850,000. It’s approaching a potential sales price at 50% of its highest asking price. The large beach houses a few lots to the East are all in the $10m-$20m range. The best Malibu real estate deal on an home under $5m is 5600 Sea View. $3,200,000 for 6800 sq.ft with great ocean views. At the peak of the market this home could have asked $5,900,000.

The best Malibu real estate deal on an Malibu estate over $5m is 27530 Villa Cascata. $11,750,000 for almost 14,000 sq.ft. It’s been listed as high as $17m

The best Malibu real estate deal on a Malibu condo is the unit at Rey de Copas for $299k that should rent out for above $3300 per month. It has 3 bedrooms and three bathrooms. These same condos were asking $500k at the peak of the market

Malibu Real Estate Market Update 6/21/2011

Malibu Real Estate Update. Two new Point Dume listings rock the market!

A new listing at 6957 Whitesands Place on Point Dume  came on the market last night at $13,500,000 with whitewater views and just a stone’s throw from the water’s edge. A few doors down on the edge of the  bluff is a larger estate at $28,000,000. In really rough terms, that $15m dollar difference pencils out to be about $1m for every 10 feet  you get closer to the edge of the bluff. Malibu Real Estate Round Up

There’s a lot going on out here in the Malibu so here’s a quick run down on the real estate scene.

- It seems as though a bunch of mobile homes hit the market in the last 2 weeks. Prices are dropping too with the added inventory and competition. I think there will be a downward trend in prices on the less desirable units (one without ocean view or close to the highway)

-The condo market has seen a lot of demand with short sales and foreclosures. Numerous condos are selling at HALF of their  high’s from three years ago. When one comes up at a great price 4-5 offers will come in.

- The most difficult segment to sell is homes from about $3.6m to $5.6m. Homes in this price range are just sitting. If it’s on Point Dume with a beach key it has a chance.

-The upper end is active. I closed an $11m  deal in Dec. and high end agents are busy with showings in the $6m and up range.

-Anything that looks like a McMansion is going to be tough to sell. There are several spec homes out here that will sit until the price makes the sq.ft attractive to someone who likes this style.

- Summer rental market seems slow. If you have a beach home for lease, be grateful if you get a one or two month tenant. The phone just isnt ringing like it used to for 3 month rentals.

-There are several high end homes in the $40m plus range that have had large price cuts….like, $10m price reductions in the first round. See below for two that recently got the price chop.

New Qr Code for the Ipad Iphone app

This business is changing so fast it’s hard to keep up….but we do and will if it benefits buyers and sellers! Here’s what I learned this week. Email is on it’s way out, at least for the younger generation. They are using Facebook instant messaging to talk,  not slow email. The new Facebook Page, used for business,  will be equally or more important than a traditional Website. For certain types of business it will be the only website they use. You can check mine out here.

So here is where I’m heading with technology. We are offering an Ipad Iphone app where you can search for Malibu real estate and homes for sale.

All About Real Estate Photography

The Wall Street Journal published an interesting article that everyone in Malibu needs to really understand. I’m not going to name anyone but there are numerous  Malibu real estate agents who try to save a few bucks and shoot their own listings with low budget point and shoot cameras or even worse…. their cell phones… and I’m seeing this done on $10,000,000 beach homes! Here’s my advice. Before giving the listing to them ask them who is going to shoot the listing? If they say themselves, ask to see a sample of work for a home that’s the same price as yours. If it’s great stick with them!  Let me take a second here to disclose something too…..I’m not only an agent but a professional photographer too and I find that it’s an indespensible skill with marketing homes. A favorite quote from the article, ” Let’s not mince words: If you are not using professional photography to market your home, you are not really marketing your home”.

When I started to get high-end listings I wanted to make sure I got the best shots, so I learned the trade and can now produce images like these below.

So yeah, I know a bit about this subject and on listing presentations I make it a point to talk about the role that great photography plays in getting Malibu home owners  top dollar for their home.

Here are the facts about high end homes shot with DSLR’s vs. point and shoots. (likely Pro’s VS. Agents)
-Receive an avg. of 61% more views across all price tiers!
-Have a 47% higher asking price and an increased likelyhood of selling
-Homes above $1m sold on avg. for $116k or more!

Ok the Bad news!
- Redfin found that more than half of $1m-plus listings were shot with low-end cameras!

In Malibu a majority of the homes value can be in the ocean view. This isn’s such a hard thing to capture…..if you don’t mind it framed within a dark room.  To have a well lit interior balanced with the blue ocean and blue sky in the windows..that takes skill and time!  So take this advice…don’t let your million dollar view be shot with a $99 camera! You’ll be losing a ton of money!

Malibu Real Estate Auction

The Malibu real estate auction that took place in the Malibu Colony has finally closed and posted a sales number.  The land side colony home came on the market at $3,750,000 and is now showing a sales price of $5,184,000. The original list price was the opening bid and obviously there was some demand to get it above $5m.

Malibu Real Estate

So last week I tried to give the readers of Malibu Real Estate blog a little heads up on a smashingly great Point Dume Home that was coming on the market. Well, it’s officially listed now! New to the Malibu real estate market is a home in Wildlife Road located on Point Dume. I spent about 2 hours at the property last week and gotta tell you a few of the great things about it.

  • It has beach key and a permit issued for a new 6000 plus sq.ft. home
  • It is a short walk  both to the shores of Little Dume or to the steps of Point Dume Marine Since Elementary
  • The recently remodeled ranch home is charming and ready to be enjoyed
  • the 1.25 acre lot feels like 3 acres…there are huge areas a flat land to do whatever you want with
  • It is one of the few lots that has access on both Wildlife Road and Fernihll

So here is the low down on the high end…..

Point Dume has been the hottest sections of real estate this past year. It is arguably one of the best roads on Point Dume to be on and others have paid big numbers to be there.

Point Dume Real Estate Activity Report

I closed a lot on Cliffside last week. Asking price was $12,500,000 and it was in multiples.
An older ranch home on Wildlife came on the market at $2.150m and quickly had two offers on it after numerous showings
An lease option was rumored to have been exercised on a home around $17m.
The listing at 28860 Selfridge got a price chop from $2,995,000 to $2,845,000.
The deal of the decade was the home that sold at 6805 Wildlife. It sold for $2,645,000 and had over 6000 sq.ft.

Malibu Farmer’s Market

You are missing out if you haven’t had a chance to check out the Malibu Farmer’s Market on Sundays. I finally had a chance to check it out over the weekend and walked away full from the samples of food all the vendors were willing to give out! We ended up buying some freshly made goat cheese, a loaf of wheat baguette, some Afghan spinach bread, and some tortillas made out of 100% cactus! The best looking thing there was the crepe bar and the BBQ guy. He gave me a sample of some baby back ribs and I’m telling you the truth…..you could eat the bones! Not only was the meat falling off the bones but the bones too were falling off the meat and would disintegrate from the long cooking times! Malibu Real Estate Market Heats Up!

Malibu Real Estate Market Update!……

The real estate market is alive and well. Inventories are down from last year, the days on market are shortening, and homes are being sold! Condos, Land, and Malibu Homes are all starting to see action. 40 plus properties are listed as pending, back up , or have sold in the last 30  days.  Low priced condos are being purchased with one notable unit coming on the market this week under $300k at the Malibu Gardens. Point Dume is seeing a lot of action with numerous escrows in the works with some very large numbers. I personally have one in escrow where the asking was $12,500,000 for a piece of land and there is a rumored deal going down on another Point Dume home around $13m. Managers at several brokerage are all stating that the agents are much busier than last year and the cash buyers are really out in force! If there ever was a time to buy, it seems like now may be it. High End Market Update. Numerous Malibu Homes Headed For Sale.

There are some serious deals going down within the Malibu Real Estate market right now. Despite the public’s perception that nothing is moving, numerous high end Malibu  homes, beach houses, and ocean side lots listed for sale are either in escrow or have closed in the last 30 days. I think it’s a clear sign that buyer’s are seeing opportunities and are taking advantage of it. Across the board agents I know are reporting that showings on luxury homes are way up and that this is the busiest they’ve been in years.

A Malibu Publicity Story

I am totally hooked on finding interesting stories for this blog. I also love spinning the PR wheel and finding ways to get media exposure to my listings. A few weeks ago I saw a new Malibu home for sale in the MLS for a home where a Ferrari was being given away. I called the agent up and said “Do you realize the size of media gold mine you are sitting on?”. He had no clue so I asked for permission to run the story on my blog and call my media contacts because I’m not letting this one go to waste. The original story can be found here . So here’s what happend…The story first went out to Wallet Pop. After that it found it’s way on to 30 different auto sites and forums. Then it hit the newspapers…. the big ones. Lastly it went on Fox News. So with a good story and a few calls I was able to bring in about 30,000 page views to the blog, got mentioned on dozens of portals, and got the agent some face time on TV. The Highest Priced Bank Owned Home in Malibu?

The seller of this Malibu home is no longer the seller! Once listed as high at $20,000,000 an Encinal bluff house has now been listed at $14,950,000 with the bank being the seller. The bank owned home may be the most expensive piece of real estate for sale that comes under the “distressed” category in of Malibu. I showed the luxury home to a client  back when the price was closer to $18m and though the home was great with a huge bonus pad located above that has build out potential for another home. The house has expansive decks, large partition doors the lend to an indoor outdoor flow, and is located above a private beach with stair access from the lowest deck.”It feels like you are on vacation at Lake Como, Italy,” one agent commented at a showing. Malibu Real Estate Blog in LA Times Again.

The Los Angeles Times has mentioned the Malibu Real Estate Blog in the online addition and will be in print this weekend. The article is about how the high-end market has shifted and why sellers need to rethink the way their homes are priced. I look at the positive side of this article in that buyers can pick up some great deals that a few years ago were out of reach.
I was referenced in a section about “chasing the market”. The article says it’s when a seller continually lowers the price of a home until a buyer is found. It is that but more. Chasing the market is when a seller has the price a little to high while the market is falling and when they lower the price it’s always a bit to late. The cycle repeats. Often, offers they said no to, end up being more than  to what they lowered the price to. I have seen this happen numerous times in this market when the tides started to turn.
