Angelyne’s Pink Palace of Pleasure for Sale in Malibu

Angelyne, Malibu’s iconic goddess of plastic surgery and all things pink, placed her condo for sale last night. The American model and occasional actress who became an icon of Hollywood and Los Angeles is best known for purchasing billboards advertising herself like this one. The condo, located in the civic center area of Malibu, looks to be as unique as the owner herself with a plethora of pink accenting every nook and cranny. The Pièce de résistance is undoubtedly the master bedroom with it’s pink, 80′s style lacquer bedroom set covered in a sea of shagadelic pink quilts. The decor is truly a work  of art and I think it should preserved as a museum highlighting fine interior design! The only thing missing is some Patrick Nagel litho’s on the wall.

Here’s the low down….it’s really priced well for a three bedroom ocean view condo in Malibu. It’s a short sale and will likely go out at a better price than the asking of $575,000. Not sure what kind of work it needs but you can bet if they are serving pink Hostess Snowballs at caravan I’m going to check out the lair!

The Most Expensive Home for Sale in Malibu….La Villa Contenta.

A Malibu home featured on an episode of  HBO’s True Blood and in the movie Funny People is listed for sale at $75,000,000. The home, known as La Villa Contenta, is considered to be one of the finest homes ever built in Malibu and sits on several acres of  prime bluff top land above Latigo Point and features panoramic views of the bay at Paradise Cove. This section of Malibu, between Point Dume and Latigo, now has the highest concentration of homes for sale above $15,000,000. There are also two other homes for sale along this section of beach. One for $55,000,000 and the other a practical steal at $20,000,000!
Here’s the low down on the high end…..Yes, that’s a huge number, but it comes with several lots and you can buy the house on its own for $34,000,000. There is nothing like it in Malibu. Sure, we have  large properties for sale and some are asking $50m plus, but none come close to being this well done. The home and land have more in common with the villas and mansions you see in Montecito or at Lake Como than what you would expect to see in Malibu. Would I list it at that price? Sure. This is the type of home that someone with unlimited financial resources may walk in and say  ”I want it!” It’s happened several times on Carbon Beach where one such home just closed above $30m.  Want to see it? Large Deal, Not In The MLS, Takes Place on Point Dume

Recent sales activity on Point Dume in Malibu again shows that the real estate market is alive  and well on the Point. Numerous homes have sold or have gone in to escrow in the last 2 months. A significant deal may  have closed last week where a home and lot were purchased together somewhere in the neighborhood of $15m. This particular sale is interesting in that the home was not listed for sale in the MLS*  and is on a street  where another large sale took place a few years ago where a well know local  knocked on a door and offered a sum of money the home owner could not refuse.

*Note about listing….The home had been previously listed for sale and lease in the MLS. The listing in the MLS offering it  for sale expired on 8/16/1020.

New Point Dume Listing NOT in the MLS

Newly remodeled Point Dume home on Bluewater with ocean and mountain views, large yard, gated, private, and close to the sandy shores of Point Dume. Coolest House On Caravan

Thursday is caravan day in Malibu. That’s when all the agents go out and see the new real estate listings on the market and try to score a free meal (food is sometimes served..it should be mandatory!). Truth be told, there’s a lot of homes that you’ll forget about minutes after leaving. Every once in while one really sticks out and last week I ran in to one of those where kept repeating in my mind, “WOW This house is really freakin’ great!”   The home at 6400 Bonsall has to be one of the coolest small homes I’ve seen in a while and several of the agents that walked in were saying the same thing. Also, at one of our office meetings, it was voted as best house on caravan. Enough said…go see it!  The Spanish style home has been extensively remodeled and is located on a large piece of land complete with pool, waterfall, tennis court, and mature trees. Everything about was just done right. The home is price well too at $2,195,000. I’m betting this one sells fast! Check the slideshow below. Significant Malibu Home Sale $40m PLUS!

The Malibu Real Estate blog first reported about the Daly house several months ago here. The home sold last week for what may turn out to be the highest sales price of a Malibu home for all of 2010. It came on the market at $57m and was reduced $10m a short time later. The Malibu beach house, located on Carbon Beach, is rumored to have sold for more than $40,000,000 ! More info at the WSJ here.

Numerous other sales might surprise you too! A house in the Colony closed for above $20m and another above $18m. The high end is he most active portion of the Malibu Real Estate market right now!

Point Dume Homes For Sale….Deal Time?

There are several great homes for sale on Point Dume in Malibu  but one really stands out as being a great buy. If someone asked me what the best buy in the Point is I’d have to say the home at 6805 Wildlife Road. With an asking price of $2,800,000 it has several major pluses. 3 Barges To Deliver Malibu Fireworks Show on 4th of July

So what do you do if you want a fire show on the 4th of July but you want it right in your back yard? Hire a private barge to come out and shoot as many fireworks as your pocket book will allow!
Around July 1st, it’s time to start finding out who is having a firework show and where the best beach parties are going to be at. Broad Beach, Paradise Cove, and The Colony have always been good bets in the past. There’s also the PCH Traffic Party.

Three Private Firework displays have received permits so far.

Fire Engine Red Sale. Buy The House, Get A Bonus Ferrari F40!

A home seller in Malibu has come up with a very unique and creative way of bringing attention to the sale of his home….he’s throwing in his red Ferrari F40. The iconic Italian sports car has less than 800 miles on it and only 1315 production models ever rolled off the factory floor in Maranello, Italy. The car was originally offered at $400k, though some buyers were willing to pay a bit more to possess this stellar sports model…up to $1.6m! The F40 was the first ever legal production car to exceed 200 mph. A Japanese Ferrari dealer once filmed himself hitting 201 mph only to be arrested after he sold a videotape to an undercover policeman. Bail probably wasn’t a problem, he had already sold 10,000 of the videos. The only catch on securing the car is that the home for sale must be purchased before 6-30-2010.

Oh, and about the house! The home’s asking price is $4,399,333.00 and it has expansive ocean views on half an acre. There are 5 bedrooms, 5 bathrooms, and close to 6000 sq.ft. of living space. New Point Dume Listing Rocks Caravan

On Monday mornings we have our office meeting to discuss various aspects of the Malibu real estate market. One question we always throw around is, “What was the best thing on caravan?” About half the agents, including me, thought the new listing on Birdview was the nicest house for sale. The home has a distinctly Asian feel with the kiln-fired and blue glazed tile roof, an Indonesian/Bali feel with the tropical landscape, and a zen/Craftsman interior that smartly leaves the Japanese feel at the door. The shared feeling by many agents was “what a pleasant surprise” and “this house has a great feel.” The house, in fact, was so unique and special, that the $11m asking price seemed to be a side note. New Point Dume Listing For Sale

Update! Just saw this house hours ago and it has a 4th bedroom. It’s a great place and has a lot of potential to be built out.

A new listing on Point Dume hit the Malibu real estate market yesterday. The remodeled ranch home is located at 6847 Wildlife and is close enough to the beach that  you should be able to walk to the water in under 2 minutes and hear the waves at night. The property is on nearly an acre of land with the home being around 1900 sq.ft. having three bedrooms. The current house is nice enough  to live in and kept as is, but the property will likely find a buyer who will build something much larger. New School Real Estate Marketing

Seeing that there were over 1000 page views on the blog today I’m going to break a story that I was trying to hold off on. I’ve got a new listing in Malibu, maybe, one of the nicest homes ever to be offered on the market. I’m working on the website now but will show a pic below. Here’s the news…The listing was given to myself and David Findley of Partners Trust because we absolutely understand, no, live, breathe, eat, and preach the real estate marketing revolution that is taking place online. We have 20-30 “new school” ideas, web marketing methods, and social media tools that separate us from the Realtorsaurus types mentioned here. One tool is Twitter. Malibu Real Estate Blog in LA Times Again.

The Los Angeles Times has mentioned the Malibu Real Estate Blog in the online addition and will be in print this weekend. The article is about how the high-end market has shifted and why sellers need to rethink the way their homes are priced. I look at the positive side of this article in that buyers can pick up some great deals that a few years ago were out of reach.
I was referenced in a section about “chasing the market”. The article says it’s when a seller continually lowers the price of a home until a buyer is found. It is that but more. Chasing the market is when a seller has the price a little to high while the market is falling and when they lower the price it’s always a bit to late. The cycle repeats. Often, offers they said no to, end up being more than  to what they lowered the price to. I have seen this happen numerous times in this market when the tides started to turn. Two Point Dume Homes For Sale Around $2.5m

There are two homes now on Point Dume that are heading in to a price range that most people would say is a good price. Both of these Malibu homes for sale have beach keys to Little Dume beach. These are deeded beach rights which make the homes more valuable than the ones that don’t have the rights. Carbon Mesa, Malibu Home For Sale Goes Quickly

The Carbon Mesa home for sale mentioned a week ago on this blog had offers on it right away and is listed as ” Backup” status on the MLS. The Malibu home for sale was once listed as high as $2,950,000 and hit the market at $1,141,000. Swine Flu (H1N1) Shots Now Available in Malibu

Just got my both my regular flu shot and the H1N1 Swine flu shot from Dr. Drew in Malibu. Didn’t feel a thing! The new needles are so small I was still waiting for the shot when he said “Your Done!” I can also report that there was no side affects and after the shot I just went on about my daily business.
Dr. Drew is our family doctor located on Point Dume in the offices located on the corner of PCH and Portshead. If you’d like a doctor who is easily accessible, is a local community member, and often can get you in his office faster than it would take to drive in to town, then give him a call. Do you have a Realtorsaurus?

Here are some signs that your agent is from another epoch.
-Tries to photograph your listing with an old film camera (cell phones are just as bad)
-Does not text message
-Checks email only once per day at night, likely on an AOL email account
-Doesn’t use sign riders with domain names,text messaging or QR codes for mobile devices
-Still believes that a full page print ad is a “big time” marketing campaign and that it alone will sell the home
-Thinks a bowl of stale peanuts will get other agents to come to the broker’s open

Broad Beach Lease Available

Another video I just made after shooting a house on Broad Beach. Some of the feedback was that the first one was too fast and the resolution was low. I’ve slowed down the transitions and used a higher def format. Feedback is welcome!
