I see this all the time….A major Malibu estate goes on the market at a high price and the neighbor a few doors down says “Hey! If he can get that, I should get this!” and will list their home for sale. It’s not a bad idea either if one house looks like a great deal and the other is priced a lot higher.
That’s my guess with what happened with the two major bluff estates above Paradise Cove competing for buyers right now. The first property at 28060 PCH came on the Malibu real estate market a few month ago at $55m then took a $10m price chop (just imagine that conversation between the listing agent and owner). Just a few days ago the property at 27740 PCH, just a few lots down, came on the market at $42.5m. Both are on similar lots and have homes between 11,000 and 12,000 sq.ft. They are both trophy properties by Malibu standards and sit on some of the most expensive real estate on the planet.
You can bet buyers in that price range are going to be looking at both properties for sale. Both homes are distinctively different in styles so it will be interesting to see which one sells first. Here are the top three most expensive Malibu homes / mansions for sale.
Coming in at number one is a Malibu home that may be one of the most beautiful homes in the world for sale. This grand estate has been in numerous movies and TV shows and get ready, is asking $75,000,000! Known as La Villa Contenta, this Malibu home sits on 8 acres, has 13 bedrooms, and incredible ocean views above Latigo Point. The home can be purchased for $34,500,000 with apprx 1.5 acres.
Coming in at number two this Malibu home for sale is located in the Paradise Cove Bluffs area and is asking $45,000,000. This home sits on over 6 acres of waht many consider to be the best beach in all of Malibu. The home is almost 12,000 sq ft and is reminiscent of the great estates of Montecito in Santa Barbara.
The third and final most expensive home for sale in Malibu is located on the Encinal Bluffs west of Broad Beach. 32604 Pacific Coast Highway is a recently built ocean front estate on 3 acres. There are 9 bedrooms and 12 baths within this beach front villa and has a garage to park a fleet of bullet proof cars. This Malibu Home for sale can be had for $39,950,000.

A Malibu home featured on an episode of HBO’s True Blood and in the movie Funny People is listed for sale at $75,000,000. The home, known as La Villa Contenta, is considered to be one of the finest homes ever built in Malibu and sits on several acres of prime bluff top land above Latigo Point and features panoramic views of the bay at Paradise Cove. This section of Malibu, between Point Dume and Latigo, now has the highest concentration of homes for sale above $15,000,000. There are also two other homes for sale along this section of beach. One for $55,000,000 and the other a practical steal at $20,000,000!
Here’s the low down on the high end…..Yes, that’s a huge number, but it comes with several lots and you can buy the house on its own for $34,000,000. There is nothing like it in Malibu. Sure, we have large properties for sale and some are asking $50m plus, but none come close to being this well done. The home and land have more in common with the villas and mansions you see in Montecito or at Lake Como than what you would expect to see in Malibu. Would I list it at that price? Sure. This is the type of home that someone with unlimited financial resources may walk in and say ”I want it!” It’s happened several times on Carbon Beach where one such home just closed above $30m. Seeing that there were over 1000 page views on the blog today I’m going to break a story that I was trying to hold off on. I’ve got a new listing in Malibu, maybe, one of the nicest homes ever to be offered on the market. I’m working on the website now but will show a pic below. I saw a few things this week that made me pick up the phone and call clients telling them about some great opportunities within the Malibu real estate market. Yesterday on caravan, I was wowed by a home for sale located on Ramirez Mesa. This is a gated development of roughly 20 homes that sits above Paradise Cove and has great ocean views. The home for sale is almost 6000 sq.ft., nicely remodeled in a Tuscan/Mediterranean style, had 5 bedrooms ,a pool, and a three car garage. The home had views of all on Santa Monica Bay and has room for a vineyard. It’s current asking price is $3,950,000, which in my view makes it one of the largest, and nicest, homes available under $4m. I even think there is some room on the price! The other great deals in general are showing up in the condo market. I think we may see some condos closing at $350k or less in the next few months. There is one listed at the Malibu Gardens for $389,000! At that price it makes a great rental for Pepperdine students or just a weekend crash pad to enjoy the beach.

I was out on caravan yesterday and noticed that an agent was advertising a $100,000 per month lease but NOT on the beach! Intrigued, I headed up Latigo to go investigate and was immediately wowed by the sheer size of the home that unveiled itself as I drove in through the main gates. The gilded age continues! For $150,000 per month, with a two month minimum, you can rent the ultimate get away house. The home, located on Cliffside Drive on Point Dume, has 4 bedrooms and 8 baths with enough interior space to park a few Gulf Stream V’s. There is a direct trail to the beach and you can run around the property naked if you please because you will have total privacy. You are going to have to cough up a nice security deposit of $300,000 which means you’d better be ready to cut a check for $450,000 to move in for the first month. Let’s work with smaller numbers ya’ll can grasp. It’s only $200 per hour or $5000 per day. Considering that the Presidential Suite at Shutters in Santa Monica is $3500 per night, renting this for a mere $1500 more makes sense, right?. Why rent a room in a hotel when you can rent a Mansion?
