Where the Wild Deals Are At!

I saw a few things this week that made me pick up the phone and call clients telling them about some great opportunities within the Malibu real estate market. Yesterday on caravan, I was wowed by a home for sale located on Ramirez Mesa. This is a gated development of roughly 20 homes that sits above Paradise Cove and has great ocean views. The home for sale is almost 6000 sq.ft., nicely remodeled in a Tuscan/Mediterranean style, had 5 bedrooms ,a pool, and a three car garage. The home had views of all on Santa Monica Bay and has room for a vineyard. It’s current asking price is $3,950,000, which in my view makes it one of the largest, and nicest, homes available under $4m. I even think there is some room on the price! The other great deals in general are showing up in the condo market. I think we may see some condos closing at $350k or less in the next few months. There is one listed at the Malibu Gardens for $389,000! At that price it makes a great rental for Pepperdine students or just a weekend crash pad to enjoy the beach.

Malibu Park Deal Alert. Charming Ranch House Close To Schools.

There’s a great ocean view house for sale on Calpine in Malibu Park. Malibu Park is known for it’s family friendly environment and having k-12 schools located about 1 mile from any house in the neighborhood. Real estate prices in this area range form $1.7m and up. Another Malibu Short Pay Deal Alert!

Update! The home quickly went in to escrow with upwards of 5 offers, several of which a rumored to be all cash. My guess is that it will close above asking but someone will walk away with a deal. Unusual Real Estate Offering In Malibu

A new listing with a record asking price for land has hit the Malibu Real Estate market recently. Possibly the largest offing of contiguous land in Malibu since the Rindge purchase in 1891, the 1280 acres run from the sand all the way up to a mountain top and is asking $130,000,000. The unique piece of land is made up of 29 parcels and is located just north of Neptunes Net. Maybe they’ll take $120,000,000?!!!!!

Ba Humbug! Half-Finished Ocean View Project Hits The Skids In Malibu

It appears someone’s spec project has hit the skids in the hills of Malibu. What’s unusual about this one is that it’s a large, nice, ocean view project in a neighborhood of homes in the $4-$7 million dollar range. The partially framed project came on the market last month at $3,950,000 and got a whopper of a price slash this week to $2,900,000 with an MLS description saying “will consider all serious offers.”  

I personally like the price cut (that’s one motivated seller!) and it may very well be worth a look if you’d like to avoid most of the headaches involved with building a house in Malibu. Maybe one of the execs over at Toll Brothers needs something to do!

A new record! $150,000 per month for a Malibu lease! Is $200,000 per month next?

The gilded age continues! For $150,000 per month, with a two month minimum, you can rent the ultimate get away house. The home, located on Cliffside Drive on Point Dume, has 4 bedrooms and 8 baths with enough interior space to park a few Gulf Stream V’s. There is a  direct trail to the beach and you can run around the property naked if you please because you will have total privacy. You are going to have to cough up a nice security deposit of $300,000 which means you’d better be ready  to cut a check for $450,000 to move in for the first month.  Let’s work with smaller numbers ya’ll can grasp. It’s only $200 per hour or $5000 per day. Considering that the Presidential Suite at Shutters in Santa Monica is $3500 per night, renting this for a mere $1500 more  makes sense, right?.
