There are several great homes for sale on Point Dume in Malibu but one really stands out as being a great buy. If someone asked me what the best buy in the Point is I’d have to say the home at 6805 Wildlife Road. With an asking price of $2,800,000 it has several major pluses. First, it’s about a 20 second walk to the beach along a private trail out of the backyard. Second, it’s big..really big with apprx. 6100 sq.ft. and has a rental unit that Pepperdine students love to rent. Lastly, it’s nice, clean, and was reduced from $3,800,000. There is no ocean view but you will hear the surf cracking on the shore at night! The house also carries deeded beach rights which means you will get a beach key!

On Monday mornings we have our office meeting to discuss various aspects of the Malibu real estate market. One question we always throw around is, “What was the best thing on caravan?” About half the agents, including me, thought the new listing on Birdview was the nicest house for sale. The home has a distinctly Asian feel with the kiln-fired and blue glazed tile roof, an Indonesian/Bali feel with the tropical landscape, and a zen/Craftsman interior that smartly leaves the Japanese feel at the door. The shared feeling by many agents was “what a pleasant surprise” and “this house has a great feel.” The house, in fact, was so unique and special, that the $11m asking price seemed to be a side note. This is the type of home someone will walk into and just “want it” because of the emotional connection.

Quick note…A Point Dume home came on at $1.6 this week and went in to escrow the same day. It was a “fixer”, to be kind, but had a beach key and a big lot. One day and it was gone! if you were on my list you would have known about it! I even “Tweeted” about it minutes after it was listed!

A new listing on Point Dume hit the Malibu real estate market yesterday. The remodeled ranch home is located at 6847 Wildlife and is close enough to the beach that you should be able to walk to the water in under 2 minutes and hear the waves at night. The property is on nearly an acre of land with the home being around 1900 sq.ft. having three bedrooms. The current house is nice enough to live in and kept as is, but the property will likely find a buyer who will build something much larger. There are two homes now on Point Dume that are heading in to a price range that most people would say is a good price. Both of these Malibu homes for sale have beach keys to Little Dume beach. These are deeded beach rights which make the homes more valuable than the ones that don’t have the rights. The first one has been nicely remodeled and has a guest house studio in back on expansive lawns no ocean view. It is listed at $2.575m. Real estate activity on Point Dume has been heating up with several homes receiving offers and some heading in to escrow. There are three homes under $2.5m that have been very busy on the weekends with showings lined up back to back by the listing agents. The best real estate deal on Point Dume is the little ranch house on the corner of Fernhill and Wildlife. The house is “Leave It To Beaver” original ranch style and appears in very good condition. The home sits on a large flat lot that is near half an acre with access on both streets. The best part of all is that the home is located about 1 minute from the private beach cove called Little Dume. The home has deeded beach rights, which adds significant value to it over say, homes in Malibu Park, or elsewhere. The home is listed at $1,995,000 an I’d call the owners “motivated”.
