One of the really fun things about being a Malibu real estate agent is that I get to go in to hundreds of homes for sale each year and check out people’s interpretation of ”good style.” Most Malibu homes are decorated in a way that looks like they are fresh out of Metropolitan Home Mag, Dwell, or from a Pottery Barn catalog — but every once in a while you run into something out of the ordinary. There is one condo for sale on Point Dume that is so unique I’m tempted to start a new game called the “Guess the number of Buddhas in this house?”
Before you start counting Buddhas, there is one other fantastic thing worth mentioning about this Malibu condo: The unit was once owned by a well-known female lifeguard who has performed dozens of heroic rescues in local waters without any real training.
Before the current owner, she created a one-of-a-kind master bathroom in which the bather could be the evening’s entertainment viewed from anywhere in the master bedroom. This bathroom has a spa tub with a nearby viewing platform (the bed) and Roman cistern that one could pose naked next to pretending to fill the tub with recently fetched well water. Post-bath, one could saunter over to the fully exposed overhead shower with a faux finished rock grotto floor with no walls . . . just a curtain that looks like it was designed to be pulled shut in emergencies — like when kids come walking in. The overall theme seems to be possibly influenced from a trip to Medieval Times with fake castle-style block walls and diamond patterned stenciling.
Back to the Buddha game. The first person that guesses the number closest to the right answer is going to win a custom-printed Malibu photograph.

So if you are in market for a place on Point Dume that was once owned by a famous celebrity, can claim it has a “sexy” master bathroom with naughty bathing grotto, and has more cosmic karma than Sedona at summer solstice, then you may have just found your next home.
All commentary aside (couldn’t resist) here is the low down….. I showed this place a few times and it’s a well priced condo on Point Dume with some very nice upgrades. While the bathroom will likely need a remodel, the floors and finishes in the rest of the house have had a lot of money put in to them. The kitchen has nice cabinets and newer appliances. The distressed wood floors are like the type you see in higher end homes around Malibu. There is even an open bonus space that could easily become a third bedroom. Best of all you get a beach key to Little Dume and rentals in this complex run about $3500 per month if you are looking for an investment property.

A Point Dume home just hit the Malibu real estate market at the unbelievably low price of $1.3m and get this….it has good ocean views and a beach key! Say what? Yeah, you heard me, it’s got the goods. So here is the low down. The house is seriously outdated. It’s got that funky 70′s vibe and you wouldn’t even question me if I jokingly told you it was once used to film the show CHiPs. Officer Francis Ponch Poncherello would like this place. One more thing to mention….it’s on a flag lot sandwiched between several homes and there isn’t a whole lot of yard.
Here’s the good part. It’s a short sale. Someone is going to score a great deal. That is one hell of a low price and I’m not sure there will ever be another home on the Point Dume in the low $1m’s that has a beach key and a view. The home is currently rented at apprx. $4500 per month and in the past it has been as high as $5800. The home is an ideal investment property especially with a tenant who’s lease runs in to the middle of next year. There is also some new carpet, new paint, and a repaired deck. The bones are good and the whole thing could probably be remodeled in to some sort modern structure.

So last week I tried to give the readers of Malibu Real Estate blog a little heads up on a smashingly great Point Dume Home that was coming on the market. Well, it’s officially listed now! New to the Malibu real estate market is a home in Wildlife Road located on Point Dume. I spent about 2 hours at the property last week and gotta tell you a few of the great things about it.

Point Dume has been the hottest sections of real estate this past year. I’m not going to mention names, but if you are “in the know”, you’ll be aware of several large celebrity transactions that have taken place over the years on Wildlife. It is arguably one of the best roads on Point Dume to be on and others have paid big numbers to be there.

Recent sales activity on Point Dume in Malibu again shows that the real estate market is alive and well on the Point. Numerous homes have sold or have gone in to escrow in the last 2 months. A significant deal may have closed last week where a home and lot were purchased together somewhere in the neighborhood of $15m. This particular sale is interesting in that the home was not listed for sale in the MLS* and is on a street where another large sale took place a few years ago where a well know local knocked on a door and offered a sum of money the home owner could not refuse.
*Note about listing….The home had been previously listed for sale and lease in the MLS. The listing in the MLS offering it for sale expired on 8/16/1020.

Thursday is caravan day in Malibu. That’s when all the agents go out and see the new real estate listings on the market and try to score a free meal (food is sometimes served..it should be mandatory!). Truth be told, there’s a lot of homes that you’ll forget about minutes after leaving. Every once in while one really sticks out and last week I ran in to one of those where kept repeating in my mind, “WOW This house is really freakin’ great!” The home at 6400 Bonsall has to be one of the coolest small homes I’ve seen in a while and several of the agents that walked in were saying the same thing. Also, at one of our office meetings, it was voted as best house on caravan. Enough said…go see it! The Spanish style home has been extensively remodeled and is located on a large piece of land complete with pool, waterfall, tennis court, and mature trees. Everything about was just done right. The real estate market is alive and well. Inventories are down from last year, the days on market are shortening, and homes are being sold! Condos, Land, and Malibu Homes are all starting to see action. 40 plus properties are listed as pending, back up , or have sold in the last 30 days. Low priced condos are being purchased with one notable unit coming on the market this week under $300k at the Malibu Gardens. Point Dume is seeing a lot of action with numerous escrows in the works with some very large numbers. I personally have one in escrow where the asking was $12,500,000 for a piece of land and there is a rumored deal going down on another Point Dume home around $13m. Managers at several brokerage are all stating that the agents are much busier than last year and the cash buyers are really out in force! If there ever was a time to buy, it seems like now may be it. There are several great homes for sale on Point Dume in Malibu but one really stands out as being a great buy. If someone asked me what the best buy in the Point is I’d have to say the home at 6805 Wildlife Road. With an asking price of $2,800,000 it has several major pluses. First, it’s about a 20 second walk to the beach along a private trail out of the backyard. Second, it’s big..really big with apprx. 6100 sq.ft. and has a rental unit that Pepperdine students love to rent. Lastly, it’s nice, clean, and was reduced from $3,800,000. On Monday mornings we have our office meeting to discuss various aspects of the Malibu real estate market. One question we always throw around is, “What was the best thing on caravan?” About half the agents, including me, thought the new listing on Birdview was the nicest house for sale. The home has a distinctly Asian feel with the kiln-fired and blue glazed tile roof, an Indonesian/Bali feel with the tropical landscape, and a zen/Craftsman interior that smartly leaves the Japanese feel at the door. The shared feeling by many agents was “what a pleasant surprise” and “this house has a great feel.” The house, in fact, was so unique and special, that the $11m asking price seemed to be a side note. This is the type of home someone will walk into and just “want it” because of the emotional connection.

Quick note…A Point Dume home came on at $1.6 this week and went in to escrow the same day. It was a “fixer”, to be kind, but had a beach key and a big lot. One day and it was gone! if you were on my list you would have known about it! I even “Tweeted” about it minutes after it was listed!

A new listing on Point Dume hit the Malibu real estate market yesterday. The remodeled ranch home is located at 6847 Wildlife and is close enough to the beach that you should be able to walk to the water in under 2 minutes and hear the waves at night. The property is on nearly an acre of land with the home being around 1900 sq.ft. having three bedrooms. The current house is nice enough to live in and kept as is, but the property will likely find a buyer who will build something much larger. Let’s go over just a few of them so that you won’t be mislead into believing that no one is buying. There are two homes now on Point Dume that are heading in to a price range that most people would say is a good price. Both of these Malibu homes for sale have beach keys to Little Dume beach. These are deeded beach rights which make the homes more valuable than the ones that don’t have the rights. The first one has been nicely remodeled and has a guest house studio in back on expansive lawns no ocean view. It is listed at $2.575m. Despite the downturn in Malibu real estate, Point Dume still remains in demand with numerous homes closing this past month including one listed for sale $7.5m. A large garden estate located on Wildlife Road recently became one of the larger numbers seen on a property not located on the bluffs. The home, close to the beach gate, was over 8000sq.ft. on roughly 1.5 acres. Other transactions were seen on Grasswood, Fernhill, and in the Point Dume Club. A very unique Malibu home has sold and well below it’s original asking price. The one of a kind home located at the end of Zumirez on Point Dume came on the market at $27,500,000 back in December. It was reduced to $23,000,000 and it closed a few days ago for $16,500,000! That’s a serious chop of $11,000,000! The house may have been listed high in hopes that Ms. Streisand, who owns multiple lots next to the property, would make a run for it but it appears she has passed on it. The home sits on a rare bluff parcel but was considered by many to be a “scraper” and in pretty rough shape.

Real estate activity on Point Dume has been heating up with several homes receiving offers and some heading in to escrow. There are three homes under $2.5m that have been very busy on the weekends with showings lined up back to back by the listing agents. The best real estate deal on Point Dume is the little ranch house on the corner of Fernhill and Wildlife. The house is “Leave It To Beaver” original ranch style and appears in very good condition. The home sits on a large flat lot that is near half an acre with access on both streets. The best part of all is that the home is located about 1 minute from the private beach cove called Little Dume. The home has deeded beach rights, which adds significant value to it over say, homes in Malibu Park, or elsewhere. The home is listed at $1,995,000 an I’d call the owners “motivated”.

A new listing has hit the Malibu Real Estate condo market this week and if it closes at anything near its asking price, other sellers may need to rethink their asking price. The 2 bedroom condo on Heathercliff was originally purchased in 2006 for $850,000 and has been listed this week for $427,900. Yes, almost a half-off sale and likely to upset many nearby condo owners when it becomes a comp. I showed the property this morning. It was surprisingly clean and had white water views of Zuma beach. Good enough views that your surfing buddies will be calling to get the early morning swell report from you. With this Point Dume home going into escrow on Selfridge somewhere around $2.5m, another house on Point Dume has smartly lowered it’s asking price from $3,200,000, then to $2,975,000, and finally to $2,750,000 making it a great price for an ocean view home on Dume Drive.
