Michael Gardner On Good Morning America

A few weeks ago I filmed a segment for Good Morning America and it finally aired today! The focus of the story was about agents hosting over-the-top open house parties to attract other agents and clients to a home. I have a few comments about this whole experience that I’d like to share with my blog’s readers.
In one aspect, selling real estate is a marketing game where the agent’s job is to expose the home to the world using any means possible. Some agents think they only need to put up a sign and throw some money at a magazine or newspaper for some ads. I come from a different school of thought. One that mixes a little P.T. Barnum from the promotion and publicity stand point, and a little Seth Godin and Gary Vaynerchuk in the marketing department. Mix in an excellent understanding of SEO and online marketing and the entire world is now my target demographic.
So when I got this listing, I started thinking about first how I must reach the agents. I wanted every agent in town to know about the listing. The idea of giving away Botox popped into my head and at first I thought for sure I’d offend the homeowner or the Beverly Hills agents. I remember calling my client on the phone and saying, ” I’ve got an idea I want to bounce off of you.” She’s a smart lady and immediately was game for it in a “hell, yes!” kinda way. Then I asked a few agents who, let’s just say, likely know how many units it takes to look 10 years younger than they are. They too responded with a “just let me know when and where” and with a whisper confided in me that they were due for a treatment and hoped to win. We did a bunch of other stuff shown in the video below which I hope you watch after reading this.
Let me cut to the chase on the event. We had nearly 70-plus agents show up to a home located up a hill that is hard to get agents to come to. The LA Times, AOl.com, The Sun UK, and about 20 other media outlets, newspapers, and blogs all picked up on the story. Many of them provided links to the property website which gave us a huge spike in traffic from around the world. Then GMA called to do the segment and two production companies called me in for interviews.
Agents were talking about it for weeks and when I recently spoke at a conference in San Diego about half in attendance had heard about the open house. Yes there was a lot of publicity to me, the agent, but there was also a huge buzz about the house the came with the package. 70 agents was double the number I was considering a success for the open house and I can only imagine the conversation that morning agents had when deciding on which houses they were going to see on caravan.

Hollister Ranch Home For Sale

Ok…if you are a surfer then I don’t need to explain much about my new listing because you totally “get it”. If you don’t surf let me tell you a little bit about what makes my Hollister Ranch home for sale so amazing.

Malibu Real Estate Auction On Carbon Beach

With the recent financial turmoil in the markets I’m not even sure you can call it “Billionaire’s Beach” anymore. It’s back to Millionaire’s Beach this week. With all the news it’s even more fitting that one of the most expensive sections of Malibu real estate in the world just now has a  beach house being sold at public auction. What!? Did he just say auction on Carbon Beach. Yes, and it was once listed for $65m and has an opening bid of $22m!
Let’s start with a little bit of history about what makes Carbon Beach so valuable. A few years back when the market was exploding, neighbors were buying each other out creating double and triple lots with frontages up to 200 feet. The seller would be enticed with a large enough sum that they could just go buy a house on Malibu Road or Broad Beach and still have a few million left over. That gave rise to the super estates where Hollywood moguls and tech tycoons set up camp. The beach is also especially desirable because of its dry sand, the fact that it’s much closer to town, and that it has a good anchorage for Russian mega yachts and you-know-who’s pretty “little” sailboat.
Now let’s talk about this Malibu home for sale being sold at auction. It was once on the market for $65m bucks when it was kind of ok to ask for crazy numbers because you just never knew who might show up and buy it. That was a long time ago!
The low down….Nice house officially on Carbon Beach but not in the best location. It’s located on the east end by the traffic light where the beach hits a point that is not passable at high tide and tends to have less dry sand than the rest of Carbon. However being on this point does give it a unique vantage point looking down towards Santa Monica Bay. The home is a traditional Cape Cod and about as nice as you’re going to see anywhere in Malibu. It has all the bells and whistles you’d expect from a home at this price. At roughly $2000 a sq.ft. it is well priced compared to some of the larger transactions that have taken place on Carbon. Two recent transactions on Malibu Road went out at $2500 sq.ft. and $2000 sq.ft for homes on much smaller lots.

This Weeks Best Buy in Malibu

On Monday mornings we have an office meeting where about 40 agents gather to talk about the market. We also take a poll where agents submit what they think the best buy is within the Malibu real estate market. Today almost every agent nodded in agreement when the house on Harbor Vista was discussed. It’s on my radar as a best buy and it should be on yours too if you want a great Malibu home under $2.3m.

It’s on my real estate radar as a best buy, and if you area looking for  Malibu West homes for sale under $1.3m , it should be on yours too. I spoke with another agent this morning who lives in this neighborhood. I asked him what he thought the best buys were and he also pegged this one.

Deal Alert on Malibu Home For Sale

Just got back from caravan with a very full stomach and a bunch of blog ideas about great deals and over priced homes! I’m going to keep it positive today and tell you what I think is the best deal out there within the Malibu real estate market.

The home for sale over at 6323 Via Escondido really caught my eye this morning. It has to be the best value for a home over 5000 sq. ft. in Malibu. The home is listed at $2,595,000 with 6 bedrooms, a large grassy area with room for a pool, has numerous outdoor decks,……and is actually a nice, well done, newer home. Other homes in the price range are fixers! With 5800 sq. ft., located within walking distance of a private beach and private tennis court, you can see why I think this place is going to sell. The home is multi-level with 3 stories and would work great for someone with a bunch of kids, a maid, and parents who need a few room to escape too for peace and quite. Side note…..The agent throwing the caravan today did it right. He hired The Farm from Beverly Hills to layout a great spread. The food was the best I’ve seen in months and is the only way to make sure a lot of agents show up. By 11am he had over 40 agents signed in to the caravan. Next time you interview an agent for a listing, ask him what his plans are for caravan and see if they even mention putting out a nice spread. This agent had lox and bagels with all the proper toppings. A real cheese plate with imported bries, moldy cheese, and cured olives,….. not those crappy costco ones with three colors of cheddar I see at some open houses. There was a dessert bar with scones, croissants, and danishes…again not from Entimens, but home made. Here’s a pic of the spread.

Another Bank Owned Condo Deal in Malibu

I just got back from showing what I believe to be one of the best ocean view condo deals I’ve seen in the last 5 years! A third row, 2 bedroom end unit (only one shared wall) came on the bank owned/REO market yesterday for $378,000. Here’s the low down on this Malibu condo for sale…Two other units are listed on the third row and both are listed over $570,000. Those units don’t even have close to the ocean view that this bank owned one has. Not only does the bottom floor have a good ocean view, but the master bedroom has an ocean view that goes from Palos Verdes to the Point Dume headlands and you can see most of Catalina. This unit is turn key ready too. The carpets were clean, the walls were white, there were no funky smells, and the kitchen was recently remodeled. I did a quick look in the garage and it appears that the garage door is new and so is the water heater. Even the washer and dryer is still there! The bank will be looking at offers in 3 more days so you still have time to look at it.
One last thing…the pictures do not do this place justice…..it’s much nicer than the pictures in the mls.

Most Expensive Malibu Homes For Sale

Here are the top three most expensive Malibu homes / mansions for sale.
Coming in at number one is a Malibu home that may be one of the most beautiful homes in the world for sale. This grand estate has been in numerous movies and TV shows and get ready, is asking $75,000,000! Known as La Villa Contenta, this Malibu home sits on 8 acres, has 13 bedrooms, and incredible ocean views above Latigo Point. The home can be purchased for $34,500,000 with apprx 1.5 acres.

Point Dume Home Looking For Back Ups

One of the most active portions of the Malibu real estate market has been on Point Dume. More transactions have taken place on Point Dume in the last 6 months than any other area in Malibu and it looks like another home may be getting sold soon. 6930 Dume Drive now has an offer it and the MLS status has changed to “looking for back ups”. Happy Holidays! Free Malibu Screen Saver

Today had a special treat in store for anyone who ventured out after that rain passed. A double rainbow hit the civic center area around 3:30 pm and produced one of the strongest and brightest rainbows I’ve seen in Malibu. I was able to stop in to our real estate office and grab the company’s little digital and grab these shots. As a thank you to all the subscribers and followers of this blog I’m offering either of the two pics below as screen savers. The images will be emailed at 72 dpi and ready to be used on your computer.  The first images has had the houses photoshopped out. I’d like to think that this is the view the Chumash would have enjoyed. When referring to an image the top can be called “creek shot” and the second “pier shot”. The Most Expensive Home for Sale in Malibu….La Villa Contenta.

A Malibu home featured on an episode of  HBO’s True Blood and in the movie Funny People is listed for sale at $75,000,000. The home, known as La Villa Contenta, is considered to be one of the finest homes ever built in Malibu and sits on several acres of  prime bluff top land above Latigo Point and features panoramic views of the bay at Paradise Cove. This section of Malibu, between Point Dume and Latigo, now has the highest concentration of homes for sale above $15,000,000. There are also two other homes for sale along this section of beach. One for $55,000,000 and the other a practical steal at $20,000,000!
Here’s the low down on the high end…..Yes, that’s a huge number, but it comes with several lots and you can buy the house on its own for $34,000,000. There is nothing like it in Malibu. Sure, we have  large properties for sale and some are asking $50m plus, but none come close to being this well done. The home and land have more in common with the villas and mansions you see in Montecito or at Lake Como than what you would expect to see in Malibu. Would I list it at that price? Sure. This is the type of home that someone with unlimited financial resources may walk in and say  ”I want it!” It’s happened several times on Carbon Beach where one such home just closed above $30m.  Want to see it? Large Deal, Not In The MLS, Takes Place on Point Dume

Recent sales activity on Point Dume in Malibu again shows that the real estate market is alive  and well on the Point. Numerous homes have sold or have gone in to escrow in the last 2 months. A significant deal may  have closed last week where a home and lot were purchased together somewhere in the neighborhood of $15m. This particular sale is interesting in that the home was not listed for sale in the MLS*  and is on a street  where another large sale took place a few years ago where a well know local  knocked on a door and offered a sum of money the home owner could not refuse.

*Note about listing….The home had been previously listed for sale and lease in the MLS. The listing in the MLS offering it  for sale expired on 8/16/1020.

Coolest House On Caravan

Thursday is caravan day in Malibu. That’s when all the agents go out and see the new real estate listings on the market and try to score a free meal (food is sometimes served..it should be mandatory!). Truth be told, there’s a lot of homes that you’ll forget about minutes after leaving. Malibu Mobile Home Gets Slashed

There’s some great slasher films that traumatized me as a kid….My Bloody Valentine, Friday The Thirteenth, and Halloween, but this may be the most horrific slash I’ve seen since! A Point Dume Club mo-bile home that was once listed as high as $1.45m has been chopped to $595,000. The home has been offered for sale on the Malibu real estate market for a lengthy 1440 days and now sits at a price that will likely get it sold. The home was thoroughly redone and by the looks of it, you’d never know you were in a mobile home unless someone had you crawl underneath for a peek at the axle. The coach features big ocean views, an upscale master bath, and is a short stroll to the sand. Point Dume Homes For Sale….Deal Time?

There are several great homes for sale on Point Dume in Malibu  but one really stands out as being a great buy.
