Check out the new “Quickly Search” link on the right. Once you search an area like Malibu, you can adjust the search results by price, time on market, etc. BUT the best one of all is the tab that lists homes with the largest % price drop! That is where you are going to find the deals! Yeah, like that beach house was $8m now you can buy it at $4m! This is one of the best ways to find a Malibu home for sale with a motivated seller.
A home seller in Malibu has come up with a very unique and creative way of bringing attention to the sale of his home….he’s throwing in his red Ferrari F40. The iconic Italian sports car has less than 800 miles on it and only 1315 production models ever rolled off the factory floor in Maranello, Italy. The car was originally offered at $400k, though some buyers were willing to pay a bit more to possess this stellar sports model…up to $1.6m! The F40 was the first ever legal production car to exceed 200 mph. A Japanese Ferrari dealer once filmed himself hitting 201 mph only to be arrested after he sold a videotape to an undercover policeman. Bail probably wasn’t a problem, he had already sold 10,000 of the videos. The only catch on securing the car is that the home for sale must be purchased before 6-30-2010.
Oh, and about the house! The home’s asking price is $4,399,333.00 and it has expansive ocean views on half an acre. There are 5 bedrooms, 5 bathrooms, and close to 6000 sq.ft. of living space. On Monday mornings we have our office meeting to discuss various aspects of the Malibu real estate market. One question we always throw around is, “What was the best thing on caravan?” About half the agents, including me, thought the new listing on Birdview was the nicest house for sale. The home has a distinctly Asian feel with the kiln-fired and blue glazed tile roof, an Indonesian/Bali feel with the tropical landscape, and a zen/Craftsman interior that smartly leaves the Japanese feel at the door. The shared feeling by many agents was “what a pleasant surprise” and “this house has a great feel.” The house, in fact, was so unique and special, that the $11m asking price seemed to be a side note. This is the type of home someone will walk into and just “want it” because of the emotional connection.

A new listing on Point Dume hit the Malibu real estate market yesterday. The remodeled ranch home is located at 6847 Wildlife and is close enough to the beach that you should be able to walk to the water in under 2 minutes and hear the waves at night. The property is on nearly an acre of land with the home being around 1900 sq.ft. having three bedrooms. The current house is nice enough to live in and kept as is, but the property will likely find a buyer who will build something much larger. Seeing that there were over 1000 page views on the blog today I’m going to break a story that I was trying to hold off on. A few years ago you’d be hard pressed to find anything on Malibu Road for under $6m. The Malibu real estate market has changed, so if you’ve been on the sidelines now may be the time to pick up that Malibu beach house you’ve always wanted. The Carbon Mesa home for sale mentioned a week ago on this blog had offers on it right away and is listed as ” Backup” status on the MLS. The Malibu home for sale was once listed as high as $2,950,000 and hit the market at $1,141,000. I saw a few things this week that made me pick up the phone and call clients telling them about some great opportunities within the Malibu real estate market. Yesterday on caravan, I was wowed by a home for sale located on Ramirez Mesa. This is a gated development of roughly 20 homes that sits above Paradise Cove and has great ocean views. The home for sale is almost 6000 sq.ft., nicely remodeled in a Tuscan/Mediterranean style, had 5 bedrooms ,a pool, and a three car garage. The home had views of all on Santa Monica Bay and has room for a vineyard. It’s current asking price is $3,950,000, which in my view makes it one of the largest, and nicest, homes available under $4m. I even think there is some room on the price! The other great deals in general are showing up in the condo market. I think we may see some condos closing at $350k or less in the next few months. There is one listed at the Malibu Gardens for $389,000! At that price it makes a great rental for Pepperdine students or just a weekend crash pad to enjoy the beach.

“Incredible,” “One-of-a-Kind,” “I feel like I’m in another country”… These were just a few of the statements heard at the broker’s open house in Malibu on Thursday. Let’s face it, technology has drastically changed the way buyers search for real estate. Information is power. The serious buyer will use a multiple of tools to find a home, research value, and monitor price reductions. Used correctly, these tools will enable the buyer to be efficient, educated, and ready to buy when the time is right. Here are a few tech tools you should know about.
Listing Book- This is what we call an automated “Drip” program that will send morning MLS updates to a clients email. It also give clients full access to our MLS so you really can search like an agent would. If you are a computer/info junkie like me you likely wake up in the morning and get a quick dose of info for the day. My routine is to check email, look at any changes to all Malibu listings, read the Drudge report, and check weather and surf reports. People interested in real estate need to have a morning update that includes seeing all new listings and price reductions within the market they are interested in. The smart buyer these days targets a house, does the research, then sits back and waits for that morning update that says “$500,000 price drop” then goes after the property. This program enables the buyer to become aware of new listings or price changes within minutes of the change . Email me if you’d like to sign up for this info. Real estate agents for the most part area addicted to gossip and usually know important background information about a home. I may post an article about a great deal or best buy because I know that the owners are getting a divorce and have already purchased separate homes. Twittter- I’m using this tool to send out live updates about the Malibu Real Estate scene. If I get word of a price reduction or smoking deal on the beach I’ll send out a “Tweat” about it. The inventory of Point Dume homes for sale shrank dramatically in the last few weeks with 5 homes going in to escrow and 2 selling. Signs of recovery? I think so! a home on Wildlife just closed escrow and so did a $20m home on Zumirez.
A very unique Malibu home has sold and well below it’s original asking price. The one of a kind home located at the end of Zumirez on Point Dume came on the market at $27,500,000 back in December. It was reduced to $23,000,000 and it closed a few days ago for $16,500,000! That’s a serious chop of $11,000,000! The house may have been listed high in hopes that Ms. Streisand, who owns multiple lots next to the property, would make a run for it but it appears she has passed on it. The home sits on a rare bluff parcel but was considered by many to be a “scraper” and in pretty rough shape.

A new home has hit the Point Dume Real Estate market and it’s listed at a great price. The home, located on the corner of Wildlife and Fernhill, is close to the private beaches that the Point Dume community enjoys. The home is listed at $2,190,000 and includes a large lot of over .5 acre.

March is the month when summer beach rentals and leases come on the Malibu Real Estate market. If you haven’t secured your beach rental by the middle of May you are likely to find yourself building sand castles in Mojave. I predict this year lease prices will be slightly lower than last years but the premium beaches like Broad Beach, The Colony, Carbon Beach, and Malibu Road, will still command high prices. If you need a $30 piece of plywood in Malibu, you are going to have to travel to Santa Monica or The Valley. If you need a pair of Distressed Leather Reva Ballerina Flats for $195, then you are in luck because the new shopping center at the corner of Cross Creek and PCH will have them at Tory Burch.
Starting in the beginning of March, Malibu will have a new destination shopping center with multiple high-end tenants. Currently signed up (but subject to change) are Intermix, James Perse flagship, Maxfield, Tory Burch, Theory, Alice + Olivia, J Crew at the beach, Kitson Men’s, Planet Blue Kids, Ever, Crumbs Bake Shop, two restaurants, an ice cream/yogurt store, second level locals, and other retail stores. If that’s not enough to wear out the magnetic stripe on your credit crisis card then you always can head to the other retailers that are changing the look of Malibu like Planet Blue, James Perse, Madison, Ralph Lauren, RRL, Ron Herman, Chrome Hearts, L’Occitane, Henry Beguelin, Shabby Chic, Juicy Couture, John Varvatos, Ernest Sewn, Seven for all mankind, M Frederic, and Sigerson Morris.
All that shopping will likely create an appetite so rest assured you’ll survive the ride home by fueling up on some high-digit calories from restaurants such as Nobu, Taverna Tony, Tra Di Noi, Marmalade, John’s Garden, Howdy’s Traqueria, Coffee Bean, Starbucks, and Malibu Kitchen & Gourmet Country.
Retail leases are running between $18-$23 per square foot so don’t expect to find too many half-price sales like the ones I saw last night at the Third Street Promenade. Given the current economic conditions, it will be interesting to see which retailers can afford to spend $20k-$40k per month just to be in Malibu. I’m still convinced some of the retailers run these Malibu outposts as loss leaders because it might be cheaper than magazine adds and there is a likely chance the paparazzi will snap a pic of a celebrity in their store. Can you put a price tag on a picture……How much do you think the PR is worth when a picture of someone famous is caught walking around with a bag full of goodies from Ralph Lauren and get’s 100,000 hits on X17?
It appears someone’s spec project has hit the skids in the hills of Malibu. What’s unusual about this one is that it’s a large, nice, ocean view project in a neighborhood of homes in the $4-$7 million dollar range. The partially framed project came on the market last month at $3,950,000 and got a whopper of a price slash this week to $2,900,000 with an MLS description saying “will consider all serious offers.”
I personally like the price cut (that’s one motivated seller!) and it may very well be worth a look if you’d like to avoid most of the headaches involved with building a house in Malibu. Maybe one of the execs over at Toll Brothers needs something to do!
