A few years ago, everyone was in disbelief about a mobile home that sold in Paradise Cove for over $2m. I know the unit well and have been in it many times. Even after the third visit, my jaw still drops open when I see the quality of the home and the breathtaking view. It’s the one I stop at and point out to my buyers of what exactly a “mobile home” can look like in Paradise Cove. I always say the same thing sitting in front of the driveway, ” this may very well be the nicest mobile home in the entire world.” Now, to be accurate, there is really nothing mobile about this unit. Most of it is traditionally built like a regular Malibu house.
The details of the home are truly amazing. There is extensive use of crown molding, Carrara marble, wood floors, and many high-end details. The exterior is clad with wood shingles like many multimillion dollar homes in the Hamptons have.There is a large, two car garage, landscaped grounds, and a massive deck that is perched above the sand and ocean. The size can easily accommodate a family of four. The views are the same as the homes a few hundred yards away that run $20m to $50m.
Think that price is crazy? I say it’s a deal because no where else in Malibu are you going to get this kind of view, a quality home worthy of the cover of Coastal Living Magazine, and beach access to the best beach in all of Malibu.
These properties rarely come up for sale…..maybe once every five to ten years! Also, there is no property tax because you are paying space rent. In general, these places require minimal maintenance, your water is included, and you won’t need to worry about a $80k septic system that most homes have in Malibu. A $4m beach house on Malibu Road will easily run $60-$80k a year in taxes and maintenance and another $100k to $300k if your septic needs replacing. So even the space rent is “deal” on this unit.
